I had issues when I lived at Silver Springs.

Absolutely hated it! I was late on my rent a couple times and the late fees were $75 for the first day and on top of that $15 a day until paid in full.

I had to move because I could not come up with that kind of money all at once and they would not accept my rent unless all the late fees were included.


BE WARNED!!! This is illegal as all you know what! If you are late on rent and have the rent but not the late fees...they have to accept your rent.

They can require you pay the late fees before accepting your next month's rent, but they cannot refuse rent that first time you offer it and once you pay rent, they cannot add any more late fees.

So, if you are 3 days late, it will cost you $105, but they have to accept your rent and they cannot add anymore than the $105 in late fees on to your account.

You will have to pay that $105 before they you try to pay the next month's rent or they can refuse the rent then, but not on the first month.


Save some money and if you are a few days late, pay rent as soon as possible.

Don't let them bully you by telling them they can't accept it without late fees.

Totally illegal!


Also..a few other tips for help.


** make sure you give a full 20-day or 30-day notice or what is on your lease in WRITING.

Just calling or talking to someone does not work and they will not honor it!

1)They have to give you a full 30-day notice before raising rent.

I received rent increase on the 5th of the month...not 30 days.

They couldn't raise my rent, but they did.

You need to speak up!

2)Here is the law per the WA state landlord tenant act.

Good to know!


Repairs

1.

A tenant must always be current in rent and utilities and must give the landlord written notice of a needed repair in order to use these remedies.

- make sure to get a signed copy when you give them notice w/date on it.

2.

The landlord must commence repairs as soon as possible after receipt of written notice, but notlater than:

* 24-hours to restore hot/cold water or heat or fix a life-threatening condition.



*72-hours to fix a refrigerator, range and oven or a major plumbing fixture.

* 10-days in all other cases.

*If the landlord is unable to comply with these limitations because of circumstances beyond his/her control, repairs must be made as soon as possible.


3.

Landlord/tenants may notify health/building departments of possible building code violations.


Move Out: If landlord does not make repairs in times noted above, tenant may give written notice to
the landlord, terminate the agreement and quit the premises without further obligation.

Tenant shall
be entitled to a pro-rata refund of prepaid rent and a full and specific accounting for any deposits
not returned.

Unfortunately you have been misinformed. Your lease agreement is the contract that you signed and if you are late with your rent there is no grace period for you to pay the late fees. If you were to go to court you would actually lose.

yea they are no help at all I am in the process of taking them to court because they are trying to charge me 774.51 on carpet damage and lease never stated that I am charged for them to replace the full carpet so I had to get an attorny they silver springs are trying to charge me 1500 and no deposit. I cant wait to get over with this.
