Waterford @ the Lakes is the 10th Circle of Hell

Parking: Miserable. Covered spots require a waiting list and open ones are hard to find, especially if your neighbors have guests.

Noise: Gangs of children run day and night without supervision, often playing in the parking lot. Domestic fights can get out of hand and I've seen multiple street brawls take place outside my window when parties get out of hand. If your neighbors play music you had better hope you like it too.

Grounds: The surrounding area looks nice enough but don't be fooled. That isn't Waterford @ the Lakes. That is the work of nicer complexes that just happen to be next door.

Safety: Home break ins are so frequent the office has a form letter warning tenants. The doors can be opened rather easily by criminals who break them down during working hours. Car vandalism is common, even in the covered spots. We were told there was a security patrol but I never saw them once in almost 2 years. Many of the other residents are Section 8 so there tends to be multiple families living in one apartment. Many domestic fights.

Construction: The construction of the place is standard. Dated and not well maintained. Bad carpets, old w/d machines, standard fixtures. Nothing modern. Your typical low-income residency.

Maintenance: Just awful. Multiple calls to get even the most routine fixes done. Much of the work required return visits. Just to get the flourescent bulbs in my kitchen replaced took two weeks and two visits (I was told the 'lighting maintenance' don't work weekends). During a storm two holes broke into my ceiling and remained there, spilling water onto the carpet, for 6 months. The holes were still there when I moved out. The office told me, "Many residents have holes in the ceiling," and I'd, "have to be patient." Half a year with buckets on my floor is more than patient.

Staff: The worst office staff I've encountered in the Seattle area. They go through people all the time so you rarely speak to the same folks more than twice. Completely disorganized. Two months after I moved out the office called me at work to tell me I either had to move out or renew my lease. I'd been gone for months! They refused to send me an itemized billing statement and feed me a standard, "We'll research and get back to you" at every call. They never follow-up. My favorite was when I complained of a roach infestation (my first ever in the Seattle region) and was told by the office manager, "Those are coming from your neighbor. We'd have to speak with them to see if its a problem."

Overall: Avoid at all costs. Living at Waterfod was a nightmare. The area is getting continually worse with crime, noise and disrepair. It isn't worth the risk to yourself to move here. There are safer, cleaner apartments for the same money right around the corner.
