If you have ever lived here and been wrongfully charged upon move out, please respond to "Matt" ddenn@allstate.com!!!! I am gathering all information from any curent or previous tenant!!! I feel with all confidence that this complex is ripping people off!!!!! I recently moved out and they charged me for carpet removal, replacement, and resealing of the flooring. Not only were there no stains, and no damage, there was no need for all of this to be done!!!! My unit was planned to be rmodeled!!!! Check the lobby, "all new carpets in all remodeled units" you will be charged for this when you move out!!!!! Please take pictures!!!! And send them to me, we are going straight to the Attorney Generals office, we need to call this companies bluff!!! Read the other reviews, you are not the only one!!!!! DO NOT RENT HERE!!! Staff is shady, they are doing bad things to good people!!!!!! After a very elusive conversation with the manager about over charges, you will start getting phone calls from their "collections staff." These people do not send written correspondence, and call, demanding credit card numbers, and immediate payment!!! They will threaten you!! Jim Cook will talk down to you and threaten to sue you!!!!! He told me that his manager said to "hammer me on these costs" and that "he is going to take me by the horns!!!!" This is a chop shop operation, once again do not rent here!!! No cell service!!! Underqualified staff!!! No warning of charges, false promises on projected costs!!! Do not be a victim!!! Cars are broken into at night!! happened three times in two months in my lot alone!!!! Managers do not care!!!! You will get charged for the next tenantsremodeled unit!!! It will be too late by the time you sign a lease. Please!!! Anyone repond, I am gathering information!!!!! Ddecks were replaced in mid summer, and they were never finished!!! They do not care, managment is close minded and will not hesitate to side step a conversation!! I was also charged for the cleaning of the wahser and dryer, which were replaced in the remodel!!!!! Also, I was charged for the full carpet replacement and stone flooring was put in during the remodel!!!! Beware all tenants you will be next!!! When I asked the manager if they always over charge the deposit, they told me "yes, we do in the majority of cases!!" Please respond to the email above!!!

Well said. I moved out in 06/2005, and the same occured to me. Carpet cleaning charge for absolutely no reason. Very unfriendly staff "once your a tenant". One night an Acura's ENTIRE SET OF WHEELS were stolen and the car left on blocks. It also took 6-7 months before the electric company stopped mailing me a "current" bill after move out. In your lease agreement, it clearly states that this is not your responsibility to take care of. I had to call Forbes Creek about 4 times to finally take care of it.

I agree with you. I moved in and my carpets were stained and the apartment was dirty, but yet when we moved out we were charged massivly for carpet cleaning and cleaning the apartment, which we spent 2 days cleaning, so as to not be charged, but were charge anyways. We were also charge for pet cleaning and defleeing even though we had gotten rid of our pet a week after we moved in, because he was suddenly infested with fleas from our apartment, even our family was getting massive fle bits. The resident manager will not bend on anything and expected us to live in a remodeled apartment without being able to close our bedroom closet door due to the remodle. They are overpriced for what you get and I agree once you move in, they don't care about what you think. Every month I would get a notice stating that my rent was short paid by $200 even though it wasn't. I had to get copies of the checks from my bank and write a letter to them. Finally the corrected my account but didn't bother to apoligize for their mistake. I was 1 week late paying my water bill, because I had been in the hospital and was unable to pay it, I had called the water company the first day that I was out of the hopital and paid it and the office sent me a nasty notice 4 days after it was paid threatening me to pay it or I could be evictied.

Same thing just happened to me. Moved out a month ago and left the apartment normal. Recieved a bill yesterday for $955. INSANE. The leasing office is a bunch of idiots, but I never thought they'd pull this. My cousin is in real estate and says this place is well-known for their scams with moving out charges. AVOID THIS COMMUNITY! Horrible people. A lawsuit from my roommate and I is on it's way to these morons. I hope they enjoy it.
