I lived at the Park @ Frobes Creek for nearly 3 years, and just recently moved out. A few good/bad things:
GOOD - Clean and quiet.
- Lots of parking - covered garage or otherwise.
- Amenities (pools, hot tub, sport courts, exercise room, etc.).
- Prompt maintenance.
- The newly remodeled units are very, very nice...make sure you get one of these units if you're moving in.
BAD - Gave me a hard time with deposit when moved in, despite well-paying new job...they wanted another month's rent as collateral.
- Being "owned by a big, statewide company" they do not give any leniency in the rules - what your lease says goes.
Ex: When I gave my notice to vacate, I missed the window by literally 8 hours (1 day) because I thought September had 31 days. My fault, but that meant I was locked in to another month (at the new m2m cost, plus a fee for m2m - a total of $945 from $765 I was paying).
- My car was broken in to twice during 3 years, with valuables stolen each time.
- Rent for my 1 bdrm/1 bth increased from $695/mo. in 2004 to $845/mo. (as a long-time resident) when I moved out - that's a 22% rent increase in less than 3 years with no improvements whatsoever to the unit itself.
I hope this helps - I definitely had my ups/downs at this compex, but all-in-all, I did stay there for three years. I'm waiting now to see how much of a deposit they actually give me back, although I expect them to take it all - even though I cleaned the entire place spotless and they'll be gutting the entire unit (cabinets, fixtures, carpet, etc.) to renovate now that I've moved out.
