When Metric Properties took over Tera, they have really mismanaged it. As a result, they agressively raise rents to the peak of the market. You think they would offer great features or a great experience, instead its rather mediocre.
Safety: It doesn't seem that safe. My spouse was assulted in th elevator by a drunken man attending a party. My vehicle has been broken into. Then there was the murder that the office denies, but was reported on TV by KRON. The door keys seems to have gotten around alot and it appears that the local cleaning companies have copies of a lot of the keys. If you request a lock change, all they do is move the door lock from one vacant apartment to yours. Not a rekey.
Noise: Lots of traffic noise and very thin walls. Can hear the neighbors in all directions even when they are quiet. If they actually do something loud, forget it. Complaints to management don't seem to have an effect. Then there is the fire alarm system that seems to get tripped several times a year, good thing the apartments are down the street from the fire station!
Parking: The spaces are just too small and the cost ($45/mo) doesn't seem to justify it. Not enough parking inside or outside either, in the planning permit for the facility it shows they only built .6 spaces for each bedroom. Oh, and if the batteries die in you remote, you can't get in the garage because the manual override switch is disabled. Pretty lame there.
Grounds: The place allows dogs, and has dog bags, but they run out and it the grass can go for weeks without cleaning. Still, they are trying hard but it seems like they don't have enough staff.
Construction: Pretty spare with cheap floor surfaces. Despite several attempts, the door still doesn't hang right. Drains seem poorly designed and frequently clog requiring many maintenance visits. Very thin walls.
Maintenance: High turnover on the maintenace staff and they have gone weeks sometimes with no one to fix things. The new staff often tries hard, and just when things get good, they are gone again.
Staff: It varies because of the high turnover. Once saw the entire staff quit at once, it was confided by one that Metric is not a great boss. They try their best but have no power to solve the problems. I feel sorry for them.
Overall, I would say look at the other luxury apartments unless they drop their rent below market peak. They are not quite deserving of a peak rent.
