The Villaggio on Yarrow Bay is unarguably a great place to live. The buildings and apartments are very nice, with stainless steel appliances, granite counter tops and crown molding. The grounds really cannot be beat as the complex sits directly on Lake Washington, some of the units even have amazing views. There is an ample backyard grass area that is always kept tidy, with a pool, sauna and hot tub as the centerpiece. Additionally, there are 4 outdoor tennis courts and a sand volleyball court, with a few outdoor grills for anyone to use and picnic tables. Amenities near the office include a small exercise room, and very uniquely, a theater room for about 25 people which you can rent, or use when not rented for viewing movies or sports events.
The location is unbeatable with 520/405 literally around the corner. It is about a 2 mile walk up to downtown Kirkland, which is beautiful along the water. In the other direction is Bellevue Square with many shops and restaurants. And there is a bus stop literally in front of the complex for more convenience.
Noise was never an issue in my unit or on the grounds. The staff also seemed very responsive if there was ever a complaint made, but most of the residents here are private and keep to themselves, though not unfriendly if you pass them in the hall. There are a few families with children and pets are welcome also, you will be in good company.
The staff were, for the most part, friendly and helpful. Maintenance was always handled in a timely fashion, though there was never much to be done.
Each unit gets 1 assigned spot (some covered, some not) and 1 extra pass for flex spots inside the gates. I was never unable to park my car at the complex, same for my roommate.
The only real negative I could ever say is the limited guest parking. The problem is, there are only about a dozen guest spots for the entire complex, which are filled more often than not, so it can be really inconvenient for having visitors. And unfortunately, there is no street parking to speak of. The best alternative is the park 'n ride up the street, about a 5 minute walk. It's just something you have to workaround and get used to.
The rent is on the higher end of the spectrum, but you definitely get what you are paying for, so if it fits in your budget, this place is definitely worth splurging on!
