To All Current and Previous Villaggio Residents:
I'm a resident at Villaggio and need to talk to anyone who has experienced mold in their apartment and/or has had recurring medical problems while living there. I have had ongoing health problems since I've lived here and have identified mold in the apartment, but have received an extremely poor and inadequate response from Villaggio. I know I am not the only resident who has been thru this problem - I need to get in touch with the others.

I have been a resident for 3 over yrs and have not experienced the mold problem. However, I heard of people specially in the lower floors having issues with it. I recall hearing a few years back that a resident had to be moved due to a leaking water fountain and the resulting mold. I don't know if this will help, but perhaps you should distribute flyers with your issue and email address under the doors of your building (be careful with any claims you make against Villaggio, but rather write down your personal experience) or do a mailing to residents. I know that the stamps can be costly, but that's perhaps a good way of getting the attn of current residents, since many might not be looking at the forums here. ALSO, if you are able to document the health problems, and the mold in the apartment, you may have a claim for constructive eviction under Washington law plus a tort claim against Holland residential. You will need to notify the management in writing of your mold issue, make sure you make 2 copies of the letter, one certified delivered to management with return receipt, and another one which you will keep for your records. The letter will be essential to your constructive eviction claim, and also if you carry out a toxic tort case down the road. Sadly I am not surprised by the poor response from management, as I have encountered the same whenever I bring an issue to their attn. The only reason I am still here is location, and finishings inside my apartment.

Just as an fyi - These buildings are older than they look. They were refurbished with new paint but they were there when I (I am 35) was a teenager, and they were known as an "ok" place to live back then. Living in the Northwest, you are going to be prone to mold. If the mold is really bad, ask to move to a new unit, and follow with a letter stating you need to move due to mold (make a copy). If they do not do anything about the mold in that apartment, then I would move forward with more action, as really this is an issue of public health. I knew of some people living in Mukilteo who had mold so bad they were all ill, and their baby developed serious respiratory problems. You cannot always count on the fact that prior residents took care of the apartment they way they should, knowing that we live in a mold-prone area of the country. Making sure to wipe all window sills with a bleach/water mixture and let it sit, close the shower curtain so it will dry, turn on the fan after showers, mopping up spills, etc. seems like it couldn??????t be THAT hard to do but, but apparently for some people it is. Again, if you have serious mold issues I would follow the steps from the other author and bring up a toxic tort case. If they knew about it and did nothing then they are responsible.

I have lived at Villagio for 4 years and have had two instances of problems with mould, in both cases caused by leaks. In the first case the management told me about it after they found water in the apartment below mine, in the second I discovered it. In both cases they removed all damaged and mouldy materials and repaired the cause in just a few days. They did a really good job of tearout, treatment and reinstatement, removing a lot more of the walls than I thought necessary. If you had problems with mould did you report it and if so did they fix it? It appears that you have only been here a short time and yet you say you have ongoing health issues caused by mould? Do you really have mould problems or are you just after suing the Villagio? As I said in my experience they treat the whole leak / mould issue very seriously and give fixing it very high priority.
