I have had countless issues with the Villaggio. The parking for one is horrible. If you do not race home RIGHT after work and fight for a spot you will not find one. They are not flexible about this and will tow your car if you are parked anywhere else. I have first hand experience -- and I live there.
Not only is parking an issue - but I have been given noise complaints for watching tv sitcom "Grey's Anatomy" on a Monday night. I have been written up for "parties" that consisted of me and 3 friends at my apartment having a drink. I have been told I cannot use my patio past the hours of 9:00pm any day of the week (then why am I paying extra for a patio''''). I have also been told that I must keep the noise down on a SATURDAY AFTERNOON in the SUMMER when having a BBQ on my PATIO.
I have been given an eviction notice on the grounds that I make too much noise, and am an unruly college party girl. NEWS FLASH *** I work an 8:00am to 5:00pm job, FULL TIME and pay my own rent. I come home and watch tv after work never go out, unless it is a weekday and to top it off I am new to seattle so I don t have many friends to have over.
The place is ridiculous. Their rules are ridiculous. There is no room for flexibility whatsoever. On top of this -- when you sign their lease they dont tell you that it is for 12 months and 30 DAYS. That means that when you think your lease is up it is NOT.
In addition they tell you that there is no deposit to put down, and you move out in the condition you found your apartment (to most this means you should clean it). After cleaning with 2 people for 4 hours, they told us there was a $220 move out fee that INCLUDES cleaning.
The Villaggio is not the place to be. The only person there who is worth any time at all is Greg - the maintenance man. He has gone above and beyond the call of duty and if it werent for him showing me there are kind people working for that establishment, I would have broken my lease a long time ago. I am THRILLED to be leaving the Villaggio. I will continue to spread this news on every review site I find until people know the truth about the Villaggio. Do NOT live here.

I live in Villaggio and there is assigned resident parking so I am puzzled why you had to race home from work to get a space. There are practically no visitor spaces which as a resident I am very pleased about, it stops the party animals coming around and keeps the crowd at the pool down.
I am surprised you were evicted for too much noise, you must have really been making a din, I have complained about people making too much noise on a number of occasions and nothing has been done. I am glad to see that the management is finally taking the issue of noisy tenants seriously, it??s about time some of you were evicted.
It sounds as if you are exactly the sort of person I don??t want as a neighbor and I am thrilled you are leaving, please don??t come back.
Thank you Villaggio management for dealing with these noisy and rule breaking tenants properly, by towing and eviction, so the vast majority of good tenants are not inconvenienced by the few. Let??s have more of this!

Oh Ya--this place hasn't changed since it was Yarrow Bay.
The fees they are charging after the fact are VERY ILLEGAL.
Why you people are putting up with that I Have NO idea.
The place was always noisy and full of party animals and people parking in the wrong spot. Nope--hasn't changed at all--prices just got higher!

I completely agree with the Anonymous review above. If you got evicted, you must have been a very noisy neighbor. As a long time resident of Villaggio, I'm pleased to hear that the management is taking the issue of noise seriously and getting rid of the troublesome residents. I'm sure that for Villaggio (or any apartment community) to evict someone, it must be a very clear case of that resident being noisy and disturbing others, despite multiple warnings.
It sounds to me like you may be one of the inconsiderate people who doesn't want to acknowledge that you live in a shared community with people who pay just as much as you to live there. I agree that it should not be a big deal for you to have friends over for a BBQ on a Saturday afternoon, but I also read your complaint about not being able to make noise on your patio after 9pm! News flash...noise from patios echos across ALL of the court yard! For all I know you are one of those residents who is incapable of controlling the volume of her own voice. After 10pm you have to confine all noise to your own apartment...and rightly so. Why should we all be kept awake by you? No-one says you can't sit out on your patio all night if you want to, but keep the noise down!
To reply to EbonyEbony's comment - I don't know how long it's been since you were last here, but I really wouldn't consider Villaggio to be full of party animals by any means. It has the same occasional noise issues that every apartment community has. Parking is definitely a sore point though and it can be scarce if you have a second car and don't get back before 7pm in the evening (first car is fine since everyone has an assigned space).

My husband and I have lived at Villaggio for over 3 years, we are a young couple who watch tv and have friends over, NOT ONCE in the three year period have we had any complaints from our neighbors, had anyone call security, let alone received an eviction notice. I can only assume that you must have been exceptionally loud and obnoxious.
Regarding your use of the patio, please be mindful that this is a shared community and that because of the open layout of the patios noise does travel quite far. If you wish to use the exterior of your residence at all times, perhaps you are better off renting or buying a house. I too pay for my apartment, which by the way is more expensive than the patio ones, and I should not have to put up with your noise while I am trying to sleep.
Regarding the lease being longer than what you think it should be, well you should read the lease before you sign it. I am not justifying the leasing office in making a longer lease than what you verbally agree upon, I do think that this is shady on their part, but no one forces you to sign without reading. For future reference in the state of WA a lease which is longer than 12 months MUST be notarized to be held valid. Not sure if your was or not, but as a general rule, next time you sign a lease if someone notarizes it, chances are that you're singing something longer than 12 months.
As for cleaning costs, I cannot comment as I have not yet moved out, but I have heard similar stories from past residents. Logic would dictate that unless your lease says that there is a standard cleanup charge of X, they should not charge you X unless they can justify and itemize that X is not related to standard wear and tear but rather some extra damage/filth that you have caused. I am planning to take pictures of everything when I move out. In my last apartment I only had to pay a 20 dollar cleanup fee because they had to clean the vent under the microwave, which I did forget to clean.
I have to agree with the other poster regarding parking, we're allotted one per apartment (regardless of building) plus there is plenty of extra resident parking, at least in the 6000-7000 buildings. I can only assume that you lived in the cheaper 1000-3000 buildings (you get what you pay for).

Sounds like this poster is upset they are being evicted. Maybe you should have taken those eviction notices, and calls from security seriously...
