Do NOT live here! They are crooks! They randomly come up with all kinds of deposit fees that they "forget" to tell you about throughout the first month, they don't document them and then say they don't know what you're talking about. There is a move out fee they "forgot" to tell people about which includes cleaning... So after you spend hours cleaning, they tell you "oh you shouldn't have, you owe us $300 to clean... WA law...". The lease was supposed to be for 12 months... it was for 12 months and 24 days... they also don't mention that. READ the small print on EVERYTHING they give you.
Also, parking sucks. There's 6 visitor spots for ALL 6 buildings. If your visitors park anywhere else, they will be towed. Resident parking sucks as well. If you get home past 10pm expect to walk a long distance and yes they will also tow you if you park anywhere other than the assigned areas.
They lose everything, forget everything and overcharge for EVERYTHING. Be very very careful and document EVERYTHING if you chose to live here. mgFDbN4-dhkSMZ7zRmVH

Visitor parking is bad for sure, and it's getting worse since they re-surfaced the roads and didn't bother to paint the red "no parking" lines around the fountain roundabout. Now visitors are all parking around the roundabout, which is asking for an accident to happen (most of the residents drive around the fountain roundabout the wrong way anyhow...which is extremely dangerous with in-coming traffic from the road...believe me, i've seen the accidents happen!). Resident parking isn't a problem for me though, we have an assigned/covered space (included with our apartment) and our second car never has a problem parking by the tennis courts. I guess you must be in one of the buildings at the other end of Villaggio.

I agree. Unlike normal protocol, they will NOT do a walkthrough when you vacate the apartment. Instead you get a call a few weeks AFTER your move-out date saying that the apartment was dirty, dirt in kitchen and other lies. I dont understand how you an ex-tenant can be liable for maintenance of an apartment vacated many days earlier. When you try to reason with them, they are extremely rude and impolite on the phone, and will not schedule a personal appointment to resolve the issue.
Review your lease agreement - there is NO language about cleaning service, therefore legally you are entitled to get your deposit back. There is no WA law that allows the landlord to automatically charge you for cleaning fees WITHOUT prior written notice. Such charges need to be mentioned as a NON-REFUNDABLE fee on the lease agreement. You should raise this issue with the management, complain to BBB and other consumer agencies and fight the fake fees to fullest extent of the law. In addition, existing residents should be aware of such fishy tactics.

I couldnt disagree more. It seems like a lot of you people dont bother reading your lease agreement. It's illegal for a management company to "randomly" come up with a bunch of charges when you move out. As for parking goes, as i commented on another review earlier... I have lived here for 3 years not... NEVER seen an accident.. That seems rediculous. As for guest parking, definaetly very tight however I have friends over all the time. If you ask one of the gals in the office they will help find a spot to park in either up front or in the overhang assumign you move before they open the next morning.
