I lived at the Villaggio for almost 2 years. For the most part it was a good experience (although overpriced) - however visitor parking is a major issue and the much advertised theater was out-of-order for many months. In addition, recently they had a change of management, and the new management appears to be RUDE, UNETHICAL, IMPOLITE and resort to unethical (and probably illegal) tactics to create artifical charges on your account.
Unlike normal protocol, they will NOT do a walkthrough when you vacate the apartment. Instead you get a call a few weeks after your move-out date saying that the apartment was dirty, dirt in kitchen and other lies. This is inspite of having the apartment professionally cleaned before move-out, with proof of receipt. I dont understand how an ex-tenant can be liable for maintenance of an apartment vacated many days earlier. When you try to reason with them, they are extremely rude and impolite on the phone, and will not schedule a personal appointment to resolve the issue. Repeated calls and emails to the property manager are ignored.
Upon careful review of the lease agreement - there is NO language about cleaning service. There is no WA law that allows the landlord to automatically charge you for cleaning fees WITHOUT prior written notice. Such charges need to be mentioned as a NON-REFUNDABLE fee on the lease agreement. Such underhanded tactics and unprofessional service are unbecoming of a luxury complex such as the Villaggio.

As a current resident, I can certainly confirm this person's review. The movie theater is mostly out of order, as are many other facilities that we pay for, such as, the sauna which hasn't worked in years and which no one bothers to fix. The planters in the courtyards are not maintained and many of them are just full of weeds. As for management, it's a revolving door. I am yet to see a manager who is accessible to the residents and who has pride in his or her work.
Too many reviews are listing the bogus moving out fees for these to be an isolated occurrence. Perhaps management should start addressing this issue and do some damage control. It won't be long before they encounter a resident who is able to and willing to take Holland to court and request discovery of all the people who have been charged these fees. They are sitting on a time-ticking bomb and exposing the corp to liability.

Actually, I used the movie theatre last evening and everything appears to working correctly. Maybe I missed something?

I have lived at villaggio for 3 years now in a 3rd floor 1 bedroom study and have not had a single problem. There was a while back that the theater was not working but I have used it twice in the last 3 months or so with no problems. The Sauna???? Works perfectly! Used it last weekend when my friends were here. I dont know if I maybe am not talking about the same things but this person seems to be a little crazy... Aside from the asian girl and Taylor leaving this summer... the only other "management" to leave was that leasing guy that was filling in. Same manager, Same leasing gal, same assistant manager, same maintenance staff... Not the revolving door you are describing. Lastly, I transfered form a 2 bedroom down to my 1 bed study about a year ago. I asked to have maintenance do a walkthrough, and Sean met me the same afternoon. I was charged $150 for carpet cleaning as I had a bleach stain on my carpet in front of my washer dryer... Pretty straight forward.. no rip off there... Anyway I would reccomend villaggio. It's been a fun place to live and still have not had any problems.
