My sister and her husband who is in the army (ft lewis) just left the dakota apt. after 7 mos. He was just deployed to Iraq and my sister wanted to move closer to family. They moved out and one month later got a bill for over $2,100 for cleaning the apartment and replacing the already brand new carpet. Since I own and manage rentals she brought the bill to me as she was hysterical because her husband is in Iraq and she doesn't have $2,100 to pay them. Their first notice is basically a threat to go to collections. Check out some of the charges after the apartment was thouroughly cleaned in order to not be charged anything. This is so bad it's almost funny when you look at the breakdown of charges.
$40 to clean the washer and dryer
$20 to clean the range
$12 to clean the countertops
$42 to clean the windows
$25 to take the trash out'' What trash''
$20 to clean the refridgerator
$12 to clean the dishwasher
The list goes on and on
27 different charges and one was over $1,500 (carpet)
you would think from looking at the bill that the apartment was trashed but it wasn't.
The carpet that they replaced was only 7 mos old as my sister was the first one to live in the apartment. I have was in the apartment and the carpets were perfect. she would have everyone take their shoes off at the door and even steam cleaned them once during her short time there. I really doubt that they actually replaced the carpets and I don't think the apartment complex realizes how many people are outraged with them. If there is anyone reading this and wouid like to join a class action lawsuit against the dakotas please e-mail dandminvestments@gmail.com
Also the person who wants to blacklist them from future military tenancy please let me know if I can help.
If anyone else has had problems here please post your complaint with the better business bureau. It's very easy. here is the web site alaskaoregonwesternwashington.bbb.org
Don't rent here!!! I have been a landlord for a long time and I can't believe this place.

Hello. I'm also in the miltary and after completing my year leased I move out and end up paying for all the cleaning and painting. Not to mention the freezer door had 3 smalls dent when we move in and I end up buying a new freezer door at a cost of 487 dollars, when I asked them for my door since I pay for the old one they told me that is a company policy to keep the old one for parts. Why parts if I'm paying them to put a new one. I even went as far as tell them I will but a new refrigerator at a cost of 482 dollars and let me have the old one. Guess what the reply was no. They are a rip off company. Till this day I wonder if they ever replace the door on the freezer. I did contact housing and they had many complaints but not sure why they haven't place them on the restricted list.

This place is all about sqeezing as much money out of tenants as possible. It's a nightmare place. I am terrified to move out after reading the horrendous charges - I will videotape my apartment before I move out and take these crooks straight to court. I'd love to join a suit against them for breach of contract, violation of landlord/tenant law, or any other cause.

we lived there for 9 months with all intentions of completing our lease of one year. Our mother became gravely ill back in Illinois and we wanted to go home to be with her. (she passed away three weeks after we arrived home.) Dakota would not let us out of the lease. We had never been late on a monthly payment while there.
We went ahead and moved out to go back home and continued to pay the rent for the last three months. I cleaned the place from top to bottom, every shelf, drawer countertop, whatever. Just my husband and I lived there, both in our 50's, no wild parties or anything like that. They also sent us a bill, 6.50 for a light bulb burned out, 12.50 for a heatlamp light in the spare bathroom which we barely used, 15.00 to clean a GASKET in the refrigerator!!! All sorts of rediculous charges.
They said there was dust on the vanity and some of the heat registers. Of course there would be since no one lived there for three months. I called the manager and she said I should have sent a key to a cleaning company and had them come in. Rediculous.
