I have lived at emerald point apartments for one and a half years. I have no pets, and I have dutifully paid my rent on time, without fail. When I moved in I noticed severe corrosion on my hot water heater and requested it be replaced, management promised to do so.
I received my first lease renewal letter, my rent was increased by $50. I went to the office and inquired about this, they responded that it was 'standard market rate.' I noticed a strong draft from my front door, and could see light coming in from under it. I informed management, they filled out a maint. request. I decided to clean behind my stove and refrigerator. I found (appox) 2-5 yrs of cat dander under the stove and some kind of black gunk in the refrigerator coils.
I received my third lease renewal letter, with another $50 increase, so I decided to renew for a year to avoid this apparent trend. While renewing my lease, I was asked if there was anything I needed done, I asked for my bathtub to be re-caulked, the maint. man came with an "apprentice" to do so. the maint man left a few minutes later, and the apprentice left about 30 minutes after that. I mentioned the light under the door to him. A week later, the new caulk started to peel up because they failed to peel up the old stuff and clean the surface.
I got a new neighbor downstairs. He talks with the loud, punctuated voice he was trained to have in the army. Listening to his conversations and music is not the problem. Its the three adult pit bulls he keeps in his one bedroom apartment.
Finally I am getting ready to move out, I stroll down to the office and mention that I will be leaving soon but my lease structure does not line up with my planned move date, could I sign a new lease to terminate at the same time of my move date, "no." The hot water tank ruptured.
Now that I am getting ready to leave, I receive the lease renewal letter informing me that my rent has been increased by $50, and that I will be charged a additional $75 for going to month to month status without a lease. A $125 increase in rent. Begrudgingly, I pay my rent, content to know that I will be leaving soon. Today I got a rent discrepancy letter about a missing $5. I walked down to the office to inquire about this discrepancy.
Apparently, going month to month, I will have to pay "going market" price. Which is $5 more than the lease renewal letter told me. My rent has increased 20.5% since September 2006.
I hate this place.
