Do not rent from here. We have lived in alot of apartments, and this one was by far the worst. When we had fulfilled our year lease and gave our 20 day notice, J@$*%!^r in the front office said we were required to pay for the entire month, and could not leave after 20 days. They were clearly trying to have their contract override Washington state law. Do not let them tell you that you cannot leave after you have fulfilled your term of the lease. You have the right to leave with 20 days notice as long as you have fulfilled your lease.

The parking was horrible. There was never any place for your guests to park. Our car was broken into, and the front office did not care that four people's car had been vandalized. Security has no problem getting the cars towed away, but when it comes to protecting the complex and your car, they are nowhere to be seen.

The people at the front office, especially J@$*%!^r, were rude and could are less about your stay there. They are real sweet until after you sign the lease. The professionalism was entirely lacking. It was more like walking into a therapy group for midlife crisis women. Always some drama.

You are definitely not getting the best value here either. The rent has gone up 200.00 bucks in the course of a year, and it will keep going up as long as stupid people continue to rent there. It may look nice on the model, but trust me; your apartment will look nothing like the one they show you.

Have I mentioned the move out process' Do not plan on getting a dime back from your deposit. When we left, the maintenance found an old pee stain from a dog that had lived there before us! Talk about gross! We did not even have a dog! They did not even bother to clean the carpets before we moved in, and then tired to blame it on us... here is the breakdown of how they will charge you, 75.00 for new paint, 125-175 for cleaning, and then an extra 75.00 for carpet cleaning. If the deposit is only 250.00, you are already going to be paying an extra 25.00 even if the apartment is immaculate.

Take my advice; do not let this place take your money. There are a lot of really nice apartment homes on 164th that are cheaper. We know this sounds really hateful, but we are just trying to save others from making the same mistake we did.

Although I cannot comment as to the move-out process because I still currently live at Brandemoor, I would have to disagree with this person's statements about the front office. We have lived at Brandemoor for 7 months and have never had any problem with the front office. They are always professional, prompt, and helpful. Also, we have never had a problem finding a parking space, and we have had two cars (one assigned space, one permit space) for about 5 of the 7 months. If you have guests, they can park in ANY permit space and won't get towed if you pick up a parking pass for free from the front desk (or the fitness room if the front office is closed). Finally, they do have security patrol the parking lot, although I don't remember how frequently. Car theft and break-ins are just common in this area in general so it could occur anywhere.

I lived in Avalon High Grove for a long time, and the people were really nice during that time. However, like thxurluckystars@yahoo.com, moving out was hell. They try their hardest to get you to stay, and if you somehow manage to escape their greedy clutches, they give you crap about it, and they're not so nice anymore. The place itself was pretty nice, but whatever you do, if you move in, you must include EVERYTHING defective or scratched or whatever on the move-in-move-out checklist; if you don't, they'll try to screw you over. Also, be sure they make a copy of it after they've signed it; when it was time to move out, somehow the tenant copies were blank, when in actuality the originals were copiously written on. If somehow there isn't enough room for all the pre-move defects/scratches/stains/etc., then write on a separate sheet of paper everything that couldn't fit, label it a continuation of the move-in move-out checklist for apt ______ at Avalon _________, then sign & date and include your first and last name & address for the apt. After doing this, have it signed and dated by the rental agent or manager, then have them copy it and include it in your leasing file that they store somewhere. If you don't do this, more likely than not you'll be screwed over when you move out. I know that I haven't lived at this particular complex (I resided in a different location), but they rotate the staff regularly, and judging by the behavior of most rental agents, they all seem to act the same. Avalon apartments aren't too bad to live in, but they do have their low points. Pros: -good maintenance -almost condo-quality furnishings -nifty amenities -often a good location Cons: -crime level tends to be high, probably due to the fact that everyone in the area knows that only people with money or a fairly decent income live here -move-out is not pretty -pest control issues sometimes occur on the first floor (then again, where do you NOT find a first floor apt with no bugs?) -parking issues sometimes happen, so you're better off with a reserved spot or permit parking (don't be afraid to call a towing company to tow parking violators; they need to be taught the rules of the complex) -RENT IS EXPENSIVE
