On the positive side, yes the apartments are nice and the grounds are beautiful. It's also located near Alderwood Mall and I-5 among many other things. The apartments have nice layouts and many amenities. Unfortunately, they are very cheaply constructed with minimal sound insulation. You'll hear all of your neighbors washers, dryers, dishwashers, and exhaust fans 24/7. And trust me the kind of people this place attracts do their laundry and dishes at all hours of the night or day. You'll need ear plugs to sleep and even at times that's not enough. Absolutely do not rent a unit unless it's on the top floor. The noise from tenants above you here is terrible. And again, considering the complex seems to attract lower middle income people, they make as much noise as the want and could care less if you ask them to stop. They just get louder to prove to you they can. Asking the office to do anything is pointless. All they want are rent checks and they all seem to very poorly educated and do not even understand basic property management law. Absolutely do not rent a unit on the downhill slope of the complex near the Park N Ride. If you do, you'll get noise like being near an interstate. If you open your windows that's exactly what it sounds like. You can even hear it when it's close. Since the complex has no regulations against smoking in common areas, you'll get second hand smoke from the hallway and from the balconies near yours. I have to close my windows every night because if left open it smells like a bar in a mere few hours. I took the unit sight unseen as a I relocated to take a job in Seattle. I paid a deposit and took out insurance on a specific unit and was promised a top floor unit. Once I arrived I was shown the "problem" unit they could not rent and had no choice but to take it. It has apartments above, below and to the side and the noise is hellish. I'm also near the Park N Ride thus get to enjoy the interstate like noise from the road. There is also a stagnant pond behind the building filled with frogs in the Spring. More noise ! It's so bad it would make a great setting for a comedy about living in an apartment. Unfortunately not being able to sleep isn't funny once you are there. Anyway they scammed me and now I'm stuck in one of the typically vacant units. During the first 30 days when you can change your mind the apartment above me was empty. Now it has a group of incredibly rude and noisy people. When they walk (flat footed and heavy) my floor vibrates and things move on my table. Then dropping heavy items all night on their floor and blaring their TV. They have a large dog that runs and jumps and it also shakes the floor. And they only run their washer, dryer, and dishwasher after 6PM so I get to enjoy it when I come home from working all day. It sounds like a factory in my apartment. I have three twenty somethings next to me and I get to hear their TV 24/7 as well. Don't worry I'm going to be contacting an attorney soon to deal with this stuff. The office is useless. They refuse to enforce the rules when it's not in their favor, yet harass tenants with their "rules" when they move out. I've also heard they retaliate against people who complain. They've entered my apartment once illegally after contacting them about the noise. Retailiation is illegal and entering without notice is illegal as well. Maybe this time I give them an education in landlord tenant law through my attorney. Yes, I'd enjoy that considering I teach at the UW. AD2Hw9Wn8Umb3NN1w1jt

I have to agree about the noise from the people upstairs we are dealing with the same thing but worse. And every time we say something to managment the people upstairs get worse, trash our deck, or make even more noise then that they were before and it doesn't stop 24/7 from them. And management hasn't done anything to fix it. I thought with the way it looks nice, friendly office staff that things would be different but after the people moved in upstairs from us it has been pretty hard to do anything at our home. We have to leave and go stay with friends/family a few times a week b/c we need the sleep and it has been effecting my health something bad. But I do have to agree, my views have changed a lot since we moved in.

I also agree with the post. Maybe we need to form a Tenants Union with dues every month. That way we can hire an attorney collectively and have them address on-going issues. Also there is an address downtown where you can send "feedback" regarding the complex. They don't answer their phones and it's obvious they don't want to hear from us. But I'd do it anyway. Avalon Properties, 11808 Northup Way, Suit W311, Bellevue, WA, 98005 Phone: (425) 576-2100)Fax: (425) 576-8447 I have the problems you all do but it's coming from all three sides. And I've had the same "who cares" experiece from the tenants and the office.
