Let me start out by saying that my husband and I are experienced renters. Please let me follow that with, DO NOT EVEN THINK ABOUT THIS PLACE!
Avalon Branemoor, and their 'sister' communties a-like, are a big freaking JOKE!
And not a funny one!
For those of you who hate long drawn out complaints I'll break it down...
Rent:
Rent here is the most expensive in the area, and you DO NOT, no matter what they say, get what you pay for! Fee on top of fee.- Oh, and, uh, dont try moving out! $$$$$$$$$$$$$$$$$$
Office & Maintinence Staff:
When we 1st walked into the office we were greeted by THE nicest girl (whom hasnt worked here since) and we asked to view.. bla, bla, bla. When we asked if there were move in specials the office manager interrupted with, "We are too good for move in specials!" and said this as if we were trashy scum for asking!
The women in the office are moslty unintelligent and rude - beyond anyone's comprehension as to how they got a job in SERVICE! Never have we been treated so poorly so often! They act as tho its persicuting them to get a package from the office... Hey guess what, if its that big of a deal, DONT ACCEPT THEM!!! The maintinence staff is nice, not limely tho. The macines in the gym have been broken for 3 years!!! And now Avalon has decided not to accept rent checks in the drop. You must mail it or pay $35 to pay online... WHAT A JOKE!
Quality of the Units:
When you are looking arround @ apartments and first walk into Avalon you are fairly impressed with the quality. Well, you are very wrong! Lets begin with the carpet. 1st they'll wash it a day or two before you move in. You wont know it at first, but they will have removed and patched previoulsy stained areas and charge YOU for the others when they inevitably come back since, remember, they were WET! We went thru, NO LIE, 7 vacumes!! The carpet had been deteriorating and burning out all of them. When they finally had THEIR carpet and maintinence guy check it out, they agreed that it was their fault and never even offered to comp us the vac costs!
Cabinets- THE worst quality and NO storage! 3 drawers TOTAL in the kitchen!
Appliences- Ehh- if they work.
Walls- Dont expect to be in there a week before they are all marked and scuffed! They must have the worlds cheepest one coat of paint in history on there! Also dont forget to write down EVRY crack and scratch and un-even portion of the floor celing and walls so you dont get charges up the butt later!
Noise:
Expect A LOT! At all hours & dont expect them to do anything about it!
Parking:
Costly and you will never get a spot! At least not one even near YOUR building! Entertaining is impossible! Our car was broken in to and security is the biggest crap pile joke! Plus, no one can park straight!
Tennants:
Oh boy... To put it plainly... Trashy & ghetto. Not ALL, but the ones you see and hear all day and night! There are always kids running arround in the 'halls of echo' and never a parent arround. They are screaming and in the street all the time... ugh! Get a leash! Also... if u arent a smoker, you will be by no choice of your own! In the halls on your deck, in your windows and out to your car! Smokers are everywhere!
This all doesn't even begin to sum it up!
If I have been able to convince you not to rent here or at their other communities, I have done what I'm here to do! This place, this crap hole... WASTE OF TIME & $$!

I totally agree with you. We have been here now a year and in the process of moving out. The complaints we stressed didn't even get answered. The smoking was out of control. But most of all we were suckered in by the nice person who promised lots of things yet didn't came to anything we had hoped for. We thought for the price of rent we would be with nicer people but this person hit everything. It feels like some of the people not all are trailer trash.
The paint in our apartment is just a primer no real paint at all and scuffs really bad so they will probably blame us for it. the carpet when we moved in was falling apart and ever cleaned at all. the apartment over all was dirty and just gross. There are so many other apartments in the area that are less expensive and nicer. Please whatever you do RUN AND RUN VERY FAST!!!

I've no clue what units you two moved into, but also since I purposely picked a corner, outside unit after intelligently noticing the echoey hallway and expecting that to annoy me... as it would in any apartment. When I moved in, I did notice some rips in the linoleum (kitchen and bathroom), but made sure to mark it on the checklist so I WON'T be charged. The place is in overall great condition, and has been since the day I moved in a year ago. Cabinets are in great condition (why complain about lack of storage if you PICKED the place?) and I've no probs with the carpet ripping up vacuums... then again, I don't buy cheap $20 things and vacuum OCD-like. Maintenance staff has always been nice, and gave proper notice before annual inspections of equipment or abided by my requests to call before arriving for other issues. They've never taken more than a day to get to my non-urgent repair requests, whether requested by phone or online. Also, my appliances have never had problems beyond a drippy refrigerator, which was quickly repaired.
Speaking of the internet options, it doens't cost $35 to pay rent online if you choose the recurring debit option... MEANING if you plan on paying your rent on time anyway, then just sign up for that and it withdraws on the 3rd of each month with no $35 fee. If you just want it debited one time, as I do since I'm moving soon (just to be closer to Seattle, not due to the place itself) sign up for recurring debit and cancel it by the next month. Don't know why you'd do that if you're paying your rent, but that's your option. Hey, look, no hassle of dropping a paper check in a slot every month.
I had one noise issue, and that neighbor suddenly quieted down after I talked to the apartment people. That neighbor also moved out a few months later. Apartments always seem to have problems with kids running around, which is why I'm teaching my son to not be freakishly, unecessarily loud. Can't blame the apartments for loud kids in the daytime. But the pool and hot tub seem to be in great condition and clean. Yes, some of the workout equipment is not in good condition, but so many costs are being put toward cleaning moronic tenants' dog poo and tenants' friends trashing other places, so they're trying to hold off on the equipment as long as possible (it does work, however).
The office staff has always been nice to me, including the office manager, and chats randomly every time I've gone in there for little things like extra parking passes. My car has never had problems here, but all I can say is I hope you don't store unecessary equipment or other pricey items in there at night because ANY apartment will have prowlers. Nice stereo? Take the faceplate off. There.
As in any home with paint, I recommend getting some Mr. Clean Magic Eraser for the walls if you have marks. Amazing stuff. Got my accidental sharpee mark off from another place's wall (on move-out day, no less!!). For other issues, quit complaining after the fact and either don't accept the "nasty" apartment or make sure you write down EVERYTHING. This is actually the best community in which I've lived.

We DO live in a corner unit... also because of the ehoing hallway! Believe me I know that apartments are loud- I always say that people shouldn't complain about noise because they chose to live in an apartment... still, some people DO NOT have to be as loud as they are and get their kids to be more respectful also, as you say yours is!
We were sure to mark evry little dent because we arent morons! I was just warning people who may not have had the experience yet.
As you stated, I dont know which unit YOU got into, but ours is shabby at best! Cheep cabinets too! Maybe you are just used to cheep stuff, tho.
Hmm, I never said my vac ripped up carpet, and I buy $150 vacumes, thank you. Since the problem was addressed, we havn't had MORE problems, tankfully.
I never said that the maintinence people were rude either, we really like them! Just a bit a of wait for fixes in our experiences... I'm glad you havn't had problems, it means they did a good job for you.
Again with the $35 charge... see we pay rent EARLY because we like to be ahead. So how DARE you insinuate that we are some kind of broke @$$ trash! Our friends that started an 'auto-draft' here were unable to get it disscontinued properly, so why take the chance!-Again, hope you dont run into that problem when you leave for Seattle.
As you may have noticed as well, I didn't blame the Apartments for the loud children, but the seemingly non-exhistant parents!
SOME of the work out equipment is not in good condition?!.. ya if you mean that the elliptical still rotates... still its been 3 years at least and no improovement!!
I'm SO sure that 'they' are more concearned about the dog poo... WHAT A JOKE! Do you work here, come on! This Poo thing is recent, and hey, we have a dog and are also disgusted by the problem, but that doesn't stop them from keeping up on other responsabilities!-Yes, responabilities, since part of rent goes to those ever so wonderful amenities we were promised in our lease! They make more money off us (all tennants)than needed to properly maintain their property!
As for other units being trashed, I have no knowlage there... but that is what security deposits are for, is it not?!
Extra parking passes... hmm I wonder are you one of the few that HAS extra parking near by for guests, or is it YOU that gets parking paper passes instead of PAYING for a 2nd pass... which by the way does NOT secure you a spot near by! So, why SHOULD we pay for a 1st come 1st serve?! Yet another one of those rediculous fees.
Our car RARELY has anything of value in it, because as you stated, there will always be a jagoff breaking into other people's property... how unfortunate that this is the world we live in!
Walls, walls, walls... I think that all the other comments about the walls (and evrything else) perfectly legitimize MY complaints, and all I meant by that was, "wow... how stupid was I to get stuck in a WAY too expensive, cheap, and poorly put together apartment, just because it really SEEMED to be nicer than most."-Bt the way... MrClean magic erasers are WONDERFUL-we agree there! Hm go figure!?
Honestly, dear, if this IS the best community you've ever lived in... not only am I sorry, but you MUST have gotten a SUPREME unit and somehow made friends with...'them'!
And, another thing... how is ANYONE, EVER supposed to complain before the fact? If it hasn't happened and there is no way of knowing it will, or you were told different by the staff... there would never be anything to complain about! Not that that wouldn't be nice.
I'm pretty sure thats all I have for you...
I really think that you work here tho... that, or you are close enough to know their plan on how to maintain the poo issue! If you DO work here, tho I respect you commenting for your company, you should have the self respect to say so! Seeing as how you are so proud of it.

The original poster is absolutely correct. And I can see that the response to him came from the office or from an employee. They always mention the rules and attempt to explain away all of the negative experiences. Living here is complete hell. Since I've been living here I've developed a variety of health problems due to lack of sleep at night and second hand smoke. They absolutely positively will not enforce the rules around noise issues. It seems they only care about receiving a rent check and beyond that do not want to actually management the complex. The second hand smoike is relentless. From the hallway, the windows, the deck. If you open your window your unit is filled with smoke in minutes during warmer weather. Every night I move from room to room, trying to find which one is the least noisy. Even using earplugs and other noise gadgets, I still can't sleep. Pounding footfalls until 2AM upstairs, three blaring TV's in my bedroom, washers and dryers running until 2-3AM six nights a week. It's a high priced hellish trailer park filled with lower class tenants, people in their early twenties, and people kicked out of their houses. If you beg the twenty something's to be more quiet they laugh and get louder. Just like some collge dormitory. I've lived in apartments for 30 years. This place is complete hell.

I love Avalon Brandemoor. My boyfriend and I moved in a year ago. It is very quiet, except when they mow the lawn in the morning on our day off, our neighbors are respectful and friendly, and the people in the office are so sweet! We had Lynette and she was great! Yes, it's pricey, but that's because it has a clubhouse, pool, hot tub, gym, playground, and other amenties. That's what you signed up for...unless you didn't read your lease. We have loved it here and definitely recommend it to other people. I am SHOCKED by all the negative reviews of this place, because we have had zero problems with it.

I'm glad that you have no problems, but if you hadn't noticed EVERY other apartment complex arround has a club house and charges near half... not that I'm complaining about the price, we have the $... But I expect to get what I pay for! We now rent a house in Silver Firs for $115 more per month and have a 1984 sq ft house 3 bed 3 bath and HUGE lot for our dogs to run on. It is SO much better than Avalon! So were the apartments we were in prior to Avalon... $750/mo for a town house type appt... much better than Avalon in every way! (Obviously, I'm the orig. poster) We had to get out of there b/c we were wasting our money and time there. If others have a good experience, that is great... many have not and I am sorry that it costs so much to get out that many can't. We were offered a lesser rent when we gave notice... it was still over what any other apt arround charged. You do the math!
