This complex is very tired, desperatly in need of a refurb, carpets, work surfaces, cabinets and blinds are all worn and stained when you move in, the list of so called minor issues picked up on the move in walk through is a mile long. we chose to live here for location but the recent market rental value recently provided by "The Management" is a joke.
"The Management"have suggested an increase of 18% bang for buck comparison not done'
$1320 for a 2 bed apartment note a 3 bed house rental is only $1400 in this area.
On a positive note if you sign a new lease on or before the "free" BBQ its only a 12.5% increase = $1254 whoopee only a gold fish would'nt think "what about next year"

I agree 100%. I have lived here several years. My rent started at around $800 for a one bedroom, which seemed high even then. In the past few years it has gone up over 18% each year and now they want almost $1050. I heard today that new residents get brand new appliances and upgrades if they pay $1100. Mind you this is for a ONE bedroom! But as for those of us who have been loyal, on-time, quiet renters, we get nothing, unless we agree to pay the extra $50 (and the rent increase for a new lease is over $100 already!!!) Um...these buildings are almost 20 years old. Worth the "market value"? I think not. THere are brand new complexes right next to Central Market area that are cheaper!
Parkwood started out to be great. I loved it here at first, good service, great response with maintenance issues, etc. But in the last year especially, it has gone downhill rapidly. Sure the outsides of the buildings were painted recently but have they done a THING to improve the insides? Nope. Peeling cabinet paper in bathroom, horrendous carpet (and I steam clean mine every few months), paint is awful...I could go on. And they promised to get the outsides of our windows on second floor cleaned for TWO YEARS! The apartment is 900 square feet, but alot of that is open air from an inside staircase. Try paying over $200 a month in winter, and still freezing inside, from the crummy in-wall tiny heaters...all to heat air!!!!
Just found a home for rent nearby for less than rent on a one-bedroom here. I could see paying this rent if...Parkwood had several swimming pools (have one), if they replaced my 1989 appliances (and I am not kidding), if they replaced my carpet, if we had some simple extras like a ceiling fan...a microwave.....or at least listened to us when we complain about dangers in the complex, such as fast driving, ankle-deep mud everywhere from over-used sprinklers, no railings, etc.
Very disappointed with the complex. But then again, it's owned by a company in California. I doubt the owners have ever been here in person. The problems have nothing to do with the poor people in the office or the 2 maintenance people trying to service a huge complex. It's all corporate greed. The only fools who think they are getting a bargain, are the morons coming up from California. I guess they're so used to getting bent-over by their landlords, they think these prices are great. Sad.
