I have been here for 3 years, our first two lease increases were only 35 and 24 which is reasonable, the latest was 137 which is unbelievable. They base the price of the property because it is on a lake, but only a few of the buildings can even see the lake, we cannot from our building. The lake has a falling apart dock, nothing worth fishing for in it, and bad conditions for swimming. There is a park on a nice lake a couple miles from the property with free swimming and all the aminities of a park, clearly a better place to go for recreation. They have one garbage for over 30 buildings, which happens to be across the whole property from our building so we get to take our garbage for a drive in the car to take it out. There is almost no free parking and no pay covered parking available anywhere close to where we live. The mailboxes are uncovered and have no lighting. Our back yard which we have to use as entrance to the apartment as the only parking available is on the back of our building is very muddy most of the year which is difficult to keep off the carpet even with throw rugs in place, also the slider does not lock from the outside so as our main doorway we have to leave our apartment unlocked much of the time we are gone unless we walk around the building through the muddy grass. We were told there was lots of parking when we moved in, when we found out the truth we were told we would be put on a waiting list for covered parking, in 3 years we never got any parking spots. We were told the last time we signed a lease we would get new carpeting as it was used and covered with bleach marks when we moved in 2 years before but a year later we still have the same 4 year old carpet. The appliances are old and falling apart, they still work but not as good as they should and are really showing thier age in looks and performance. As previously mentioned about the wet and muddy conditions of the yard, this does not stop them from allowing roofers, landscapers, and twice other occupents from driving on the lawn which makes deep muddy rutts that last for weeks and have to be walked over. As an added bonus they allow dogs of all sizes including enormous and dont enforce any pick up duties so on several occasions I have stepped on leavings on my way to or from my car or the mailbox. As a result of all this I am not renewing my lease and am moving to a close by apartment community for less money which has new appliances, new carpet and flooring, all the buildings have new paint, and most of all plenty of parking and convienient garbage locations in a very nice wooded setting. I would never recommend Suprise Lake Village to anyone...ever, and they should change thier name to "Suprise there is a Lake somewhere Village". EDIT: Forgot to mention we were only here for a couple months before my roomates Honda Prelude was stolen from the parking lot, they found it a few days later on a side street pretty well stripped and with engine damage.

I agree. My lease comes due in 2 months and I'm already looking for other options. Three people in my building have already moved out because they tried to increase their rent by over a hundred dollars a month. One was paying $20 less than I am and they wanted over $250 per month more! I totally understand about "market value" but this is way over the top. We have boarded up apartments because the windows are broken, CONSTANT break ins of cars, no adequate outside lighting, an indoor pool that is NEVER warm enough to swim in (or is having "maintenance" issues and is closed all together), no parking (unless you're willing to pay $20 a month for a piece of asphalt) and a staff that pretty much doesn't ignores the renters. Oh, but hey! they spent a ton of money on a new sign at the entrance! Weeeeeeeeee! Take our advice, try one of the newer complexes in the area. For the same amount of money SLV is trying to squeeze out of its tenants, you'll get a much better property and better response.

We have the same going on here. This is our third year and we just signed our lease and the rent went up $120 per month. We went from paying 772 to 893 for a 730sq ft. 1 bdrm 1 bath. We were waiting for a 1 bdrm plus den and none were available at the time before the lease came up so we kept this apt. Then, 2 weeks after we signed the new lease, the apt, which is a 1 den next to us was vacant, but since we signed the lease, they said it would be another $600 to transfer units because we were already in our lease. And the guy said they were grossly overpriced and he is trying to get the price down and he would call me back. Nothing...

We had the same problems as well, plus many others. I wrote a review myself about a year ago. Seems like some things just never change. I also read a review about "fake" niceness of the apartment managers, and I can't help but agree. The lake itself I only went on maybe once, and it's not even a reason (imo) to raise rental rates...as it is a serious hazard!!
