If you're going to move in here, make sure you get EVERYTHING in writing and keep the papers or you might end up never knowing what you really owe and what you've really paid. The "on-site" management changed frequently, sometimes literally overnight, and the rules changed with each new "resident" manager. The W/S/G charges are variable and frequently outrageous, but the billing for them is highly erratic. (We didn't get billed for months, then suddenly owed hundreds of dollars that had to be paid immediately to avoid eviction.) The office person may or may not know what he/she is doing. More than once we had utilities payments credited as rent and rent payments handed over for W/S/G; even when the mistake is on their end, we had to pay late fees to straighten out the mess. Items that needed attention before move-in (malfunctioning outside lights, missing burner pans, a non-functioning refrigerator light, broken window blinds, etc) didn't get remedied despite repeated reminders to the office. Things were great for the first couple of months after signing (or renewing) the lease, then the problems would start up and continue until right before it was time to renew. If vacancies were high at that time, we would suddenly have a flurry of grounds and building maintenance. If vacancies were low, it became a cat-and-mouse game trying to catch someone in the office in order to sign the lease extension before the month-to-month rent hike could kick in. With the rent constantly rising and the W/S/G impossible to plan for, I never seemed to be able to save enough to get out instead of signing yet another lease.
