When me and my roommate moved out we spent a couple days cleaning the apartment. On inspection the manager told us it was "one of the cleanest apartments I've seen" and "You guys did such a good job keeping the carpet nice and clean." Three days after moving out I receive, not my deposit back, but a bill coming to around 900 dollars for carpet replacement. When called and asked them to explain such charges they were very defensive and rude and would not tell anything except that "they do this all the time."
Requests for copies of the receipt from the cleaning and a statement for why this had to be done- ie proof that carpet was damaged, proof that the whole carpet needed to be replaced, and proof that the carpet actually was replaced, were ignored. This is the same place that required my parents to notorize a form that said my roommate could move out and required us to pay rent only in cashier's checks because I once wrote them a check that came from a closed checking account on accident. Bottom line- they expect you to bend over backwards to jump through their hoops but they will not extend you any of the same courtesy. They love to have young first time renters because Apple Park hopes that they will not know any better.
