I've had two apartments here. For a year in 2000 and a year in 2006. The first apartment was on the third floor, overlooking the outdoor pool. Really no problems that year, pretty average apartment for an average rent. I had no neighbors below me or beside me for about six months, so it was pretty quiet. I cleaned the apartment really really well, ended up getting $63 back. They charged me for cleaning the blinds and various other silly things that were untrue, but I didn't fight them.

Flash forward to 2006. I had about 24 hours to find a place to live in Olympia due to a sudden job transfer approval. I looked around and ended up back at Blacklake. Apartments looked dingy from the outside, they told me they were going to paint and put on new roofs, as well as improve the balconies. Even though they are one of the only complexes that don't pay for your water and sewage, I moved back in. As soon as I moved in it was a mistake.

Kids run around at all hours of the day, year round, screaming at the tops of their lungs profanities and insults. I caught two kids throwing rocks (golf ball sized!) at parked cars I complained several times and the management never responded. My dryer broken and it took them 2 weeks to fix it (called on a Friday afternoon, the maintenance guy said he would be by on Monday, didn't show up until Tuesday, had to order a part, then wait for it etc...). They gave very short notice when they repaved the parking lot, and made parking impossible for two weeks. They decided to repave 2/3 of it all at once, rather than a little at a time. I had to stay with a friend because there was no place to park, and management made no arrangements for alternative parking. One of my white trash neighbors then accused me of a hit and run on her 1970 Rustbucket (worth about $500) and I had to fight a case, which I won. There is also only one trash location in the entire complex. Its a long walk for most people. After we moved out, we cleaned for a week, shampooed, filled in holes from picture tacks, etc. They billed us $200 EXTRA. I took pictures and showed them at the office, but they were indifferent. The biggest charge was $300 for painting, even though it didn't need it. They are money grubbers. They just painted, and raised the rents, so it looks nice, but it is not, don't trust them.

I am in your situtaion now.. However i paid a 400$ deposit for a cat and a 400 dolar deposit for moving in. 400 dolars of the total eight hundred is refundable and they are now trying to tell us we owe them money even after they take it out of our refundable balance. this place ruthless when it comes to moving out. water bills are all like 45 to 50 dolars. would never move in here again

Wow, you sound racist and out of touch with reality. I lived there 3 years and moved out to buy a house. I don't know where you moved but I hope judgemental people like you don't live near me. I wish my bills now were what they were when i lived at Black Lake. I don't know if you have purchased gas or bought groceries lately but the price of living has really gone up. And if you had to do all that before you left just to get $200 back then maybe you are the trash. What kind of person calls their neighbors "white trash?". I know they did replace all the balconies and you admitted they even repaved the driveway, sounds like they are at least putting the money back into the property.

You guys obviously are not parents. I understand the fact that they should NOT be throwing rocks at cars but please... Are they not supposed to be yelling and screaming outside? They should not have to be locked up inside all day. Grow up.

Grow up? Really? I shouldn't have had to listen to profanities and racial slurs while children made use of a communal area. I paid to live in a place, that I was legally bound through my lease to stay in. If I could have moved out after finding out how many loud mouthed, rude, unsupervised, children lived there I would have in a heartbeat. Better parenting required. Period. It seems I'm not the only one that adheres to this point of view. Like Mr. Anonymous, the noise level is unacceptable.

I had a similar problem a while ago when my dryer broke down, it took them a week just to come look at it. Three days after that they told me that they had to replace the the dryer, it took another day for them to bring, and install it.
