Moved in in 2006, after considerable trouble. Was initially promised a townhouse unit for 800 some a month, and then was told that they wouldn't give it to me at that price. Because I was trying to jump at the chance, I had already given my notice and had to take a 2 bed/1 bath. Since then, the management has changed 3 or 4 times.
The grounds along 45th Ave was relatively well kept grass... Now, it's weeds and dirt. The previous management company had some people pressure wash the roof to knock the moss off, which they sprayed all over the porches. Tried a few times to get them to clean it up, and gave up after a few weeks and did it myself. Porch walls are still nasty, however.
The latest management company has two nicer people one person that just isn't very bright. Went to register a complaint with the them and she told me (not asked) to wait while she showed her new puppy dog off in the office...
The grounds are not maintained, there are mole hills all over the grass. They have yet to mow the grass this spring. Grounds maintenance anymore is someone walking around with a leaf blower. Parking isn't bad,but if they don't like your car, you'll get a nice big "move it or we'll tow it" sticker slapped on it.
In early 2007, the then-current management company had someone go and remove most of the branches along 45th Ave, so people on the sidewalk can look up into the second story units now.
Noise probably wouldn't be bad if your farther inside the complex, but closer to College Street or 45th Ave, you'll hear constant sirens, people walking down the street, etc.
This complex could be great, but they need to get a company in there to manage it that is willing to spend some time and money bringing it back up to snuff. Major issue right now is that most of the building are in serious need of being washed. They are supposed to be a light creme/white color, but the moss and mold is painfully obvious.
For right now, avoid this complex. The prices are horrible for what you get.
