Management here is deceptive. If you have a short lease, your deposit is basically non-refundable, but they don't tell you that. Under Washington law, any non refundable item can't be called a deposit and must be clearly labeled non-refundable. These folks don't do that, so beware before you move in.

So true, a non refundable cleaning fee can't be called a deposit as a deposit is something that by following certain guidelines can be returned. Just like depositing money in a bank account. River Trail contract does not separate the two.No matter how clean you leave your apartment when moving out they will still keep the cleaning fee.
