Stay away from Avalon Parc Square Redmond, period.
Even though it's conveniently located, and relatively new construction, it's extremely noisy because of the traffic on 85th and 161st. The bus schedule starts at 5am and continues till 11pm, essentially making it impossible to have any peace at home.
Folks, this noise thing is NO JOKE!. The sound isolation on the buildings is VERY POOR. Just because of this, none of the units facing 85th or 161st would qualify as "livable" in my opinion.
Adding insult to the injury, the rents are one of the highest you can find around, and they keep raising them shamelessly despite the down rent market.
