Location is unbeatable, but ...

If you have cats, be warned: (1) you will be charged a big pet deposit, (2) you will pay extra cat rent every month, and (3) they will unconditionally keep the pet deposit to pull and treat the carpet even if the place has been impeccably maintained.

APS is an okay place in a great location. Some of the floorplans are great, very spacious and well-lit. Parking is reasonably plentiful. The staff are very courteous and helpful. Appliances are decent. Police and fire are nearby. You get a fair-sized storage room. That's the good stuff. On the other hand ...

Rest assured you'll pay for it. If you have a second car, you'll pay for the extra space. Some non-emergency maintenance issues (missing window screens, broken ventilation fans, vertical blinds, sliding door tracks, etc) will never get fixed. There's a toddler academy next door. Some of the current crop of neighbors have terminally screaming and stompy babies. The elevator frequently breaks. The exterior door lock sometimes breaks. The garage door occasionally gets stuck. A few exterior balcony and door frame beams are visibly rotten and/or covered with green muck. The trash chute is small and frequently jammed, so the hallways are occasionally garbage-scented. I saw a water leak go unfixed for months last spring as it soaked the stairway drywalls. You'll hear every fire emergency as it leaves the station. Yearly rent hikes are substantial.

It was worthwhile to us to live at APS for a couple of years to enjoy the incredibly convenient location. You won't want to stay long-term, though. It's an extremely well-placed property that simply isn't well-maintained.

I am a resident and have been complaining for months over the declining condition of the community. I agree the location is amazing--that's why I stay. But the building, apartments and townhouses are quickly becoming run down. And the rent continues to go up. For the most expensive rent in the Redmond downtown area, there are far nicer communities nearby (Avignon down the road)...
