Know what you're getting into before signing the lease

I lived here for a year. Glad to be gone. Over the past year that I was there, there were 3 thefts on the premise. Basically thieves were breaking into cars and stealing GPS's or valuables left in the car. And everytime that happens, the management leaves a notice on everyone's door with the advice to not leave anything valuable in the car. Ummm...how about fixing the front gate. The front gates must not have worked for over half the time I was living there. But I doubt the front gates would have helped because you can still just walk on the premise through the side door.
Like any apartment complex, you've got no control who your neighbors are. For the most part people are nice, but there were few that made the experience terrible. I lived below Godzilla and his wife, you can hear them stomping about and when they use the restroom. Then there was a dog beater in the complex. An abusive guy whose dog must have accidentally ran out the door, when the guy caught the dog, he started punching it. I reported it to the management and they said they'd keep an eye out. Glad to see that family is no longer living there after couple of months.
During the winter time, if you don't use your fireplace like us, you're looking at smelling other people's fumes. The chimneys are shared, there's always some negative air pressure that will push the smell into our unit.
The maintenance workers for small things are pretty responsive though. Any problem we ran into, they'd get it fix pretty quickly. That is, if the management raised it to the maintenance staff. Problems were aplenty. The rain gutter was broken, so we'd hear constant large rain drops hitting the ceiling next to our window. How do you like sleeping to a tock-tock-tock-tock sound' I had to record the sound to get them to do anything about it. Then the fire sprinkler plumbing had leak issues, so the water pump that fed the sprinkler system kept going off because the pump needed to maintain certain pressure. It was loud and wasn't fixed for 3 days because they had to get a contractor.
Noise was an issue. Whenever someone slams the doors, the whole building shook. We must have had someone with a tantrum. Doors would slam 3 or 4 times in a row for no apparent reason and the whole building shook. Then there were the lumberjacks that lived downstairs, they'd be chopping their firewood on the patio and yup - shook the whole building.
Like everyone else's complaint, there is a big parking problem. We signed up to get on a waiting list for covered parking that you need to pay for. Guess what' There isn't a waiting list. We saw people who moved in later and got a covered spot while we were "on the waiting list". For the uncovered parking spots that are first come first serve. Good luck finding one if you come home after 8pm. And good luck finding one if someone's throwing a party at the pool. People got so frustrated they just park on handicap spots even though they don't have a handicap - (yes, I'm talking about you the person with the red eclipse). Management and maintenance workers will also occupy a parking spot with their golf cart or their van.
Then there are safety issues. The external lights are few in the most dark places with stairs around the complex. The lights are supposed to be automatic, but either the timer is broken or the lights are broken - no idea. Raised it to management and they didn't really care. Hope you got night vision goggles. Often times you will be climbing stairs in the dark. I wish I would have tumble so I can sue these guys.
The worst part is having our deposit deducted at the end - a good riddance gift to you. On the lease, it says that you need to leave the apartment in the condition comparable to when you moved in. In other words, be prepared to hire your own cleaners or pay them to get cleaners. There is no way you can get the place to their standard unless you're a professional cleaner. They'll charge you to steam the carpet. Frankly my carpet stank when I moved it, I doubt it was steamed before I moved in. Anyways, unless you got it in writing, good luck disputing anything. So if your carpet stank when you moved in, get it on the move-in report.
The people who work in the office keep rotating and switching to other Avalon properties. Makes it hard for you to prove your case when one person tells you one thing and that person doesn't work there anymore. Your word against that person, good luck making your case.
