Spectacular Views, but READ YOUR CONTRACT!

My fiance and I loved the views from our spacious 3 bedroom, 3 bathroom townhouse! We were lucky enough to enjoy two summers worth of sunsets and swimming, but beware of the deceptive deposit practices by the current management team. For most, it appears that the deposits are subject to some deceptive interpretation. First, there is the non-refundable pet deposit ($200 per pet). Then there is the non-refundable re-decorating fee ($200). Then there is the industry standard security deposit ($400). When we moved out, they made the decision that our carpet needed to be replaced (after 18 months with two cats)... to the tune of $630 and they decided to assess a $130 cleaning fee. They applied our security deposit ($400) to this and sent us a bill for the remaining $360. They did not apply the $400 in pet deposits we paid for our two cats, nor did they use the $200 re-decorating fee (which is specifically used to paint, clean, and *fix* the carpets.
We spoke to our lawyer and he told us that this is found all-to-often in apartment communities where vacancy rates are high. Some management companies use the outbound resident deposits as a way to recoup some of the vacancy down times in between lease agreements for particular units. This practice is illegal and used by only the greediest of management companies. It is too bad that the Alexan management team decided to pursue this tactic with us because it ruined our experience there and now we are left with a lasting bad memory which we unfortunately will have to pass on to our numerous friends/collegues that rent in that area.
