I was with them for almost 18 months. Rent is due on the 3rd of each month. This June the 3rd fell on a Sun. I was away on the weekend. Fist time I was ever late even one day. On monday I came in to pay the rent. They have a large notice on the office saying rent is now late, you have to pay via check or money order and there is a $75 late fee. First that seemed very high for one day late. and it is $45 additional everyday after that. So I had to run to the bank and get a MO after work. By the time I got back to my apt (remember this is the first time I was ever late and it is 3pm the 4th day). They had tacked on a notice on my apt door saying rent it late and they will evict after 3 days. Pretty harsh I think. $75 late fee. Don't accept personal checks, and scathing notice.
In addition. They just went around putting large stickers on each car that had expired registrations saying it will be towed soon unless the tabs are made current.

First of all, I lived there for over 2 years and rent is due on the 1st and late after the 3rd, so it's honestly your own fault for paying late in the first place. And about the stickers on cars - that's the law for every apartment complex in the area. Basically those cars are undriveable unless people are driving them illegally - and there is no parking there, so they're just trying to make sure there are more spots for the people that actually are driving legally. For anyone else reading this review... Benson Downs is a very nice community to live in with great office staff (as long as you are a good resident). It's a little expensive, but so is everything else decent in that area. They do a lot of fun community building activities for their residents and make it a nice "home" for you. I would totally refer anyone to them and have plenty of times and have never had any of our friends disappointed there.
