Premium rent for substandard quality.

We're coming to the end of our third year here. To be frank, we'd rather live out of our car than renew our lease! But let's start with the silver lining:
Pros: -Exceptional maintenance staff - we've never had to wait more than 24 hours (once they actually put the orders in) and they're always fast and friendly -washer/dryer in units -secure mailboxes -Nice clubhouse -Very close to shopping, freeway access, medical facilities, gym, banking, etc.
Unfortunately, this outweighs those: Cons: -Inept, unprofessional staff (maintenance excepted!) -inadequate parking -increasingly poor quality of residents - gangbangers mostly, though there is also a peeping tom renting the apartment right above ours. -increasing danger. Drugs, burglary, vandalism, increase in police activity, etc. -poor insulation. You can hear everything -no enforcement of pet rules. Pet feces everywhere, cats and dogs allowed to run freely, including a hostile Akita who has tried to nip my husband more than once -Unsafe equipment in the exercise facility. The last time I was there one of the treadmills had been malfunctioning for more than six months (not even an out-of-order sign!) and the other had just begun to. -Only one trash bin for the entire complex. Garbage is stacked outside of it each weekend because there simply isn't any other place to put it. -The staff does not take noise, safety or other violation complaints seriously. Anyone with a legitimate complaint that is well within "managements" ability to address has to call the police to get anything done. -My building has a mold problem they refuse to address.
Oh yes, and the follow-up below is from an earlier review about how they refused to acknowledge our rent paid on time and in full one month because we had a money crunch and someone else paid it for us. Bottom line: this place is going downhill, fast. I wouldn't recommend it to my worst enemy!

An update to the review: once we threatened them with our lawyer the erroneous late charges were miraculously dropped. I also filed a report with the BBB, and the Simpson Property Group (based in Denver, CO) refused to respond. That should show up on their BBB record now...and speaks volumes about the property group itself, in addition to the complex!

Last follow-up: we moved out four months ago. We received a collections notice last month claiming that both "Benson Downs" and the collections people have tried to settle an outstanding bill with us, with no success. We received no bill and no notice of intent to keep our security deposit as required by Washington state's Landlord/Tenant laws. Interestingly, they were quick to send our oustanding water bill directly to our new address...I imagine in court they will claim they weren't given a forwarding address until we show the judge the water bill sent to our new address by their own staff.
Just save a huge headache folks, and pass them by when searching for a new rental!
