Before one signs a lease with Marina Landing/HBC the management staff pretends to be honest and professional, but it's all lies, deception, and fake. After you sign the lease, the management and maintenance staff are absolutely and completely negligent, useless, even rude, and unprofessional. They provide no maintenance whatsoever, and they utterly abandon you, it's criminal actually. If you complain about the non-exitent maintenance service to the management it only exacerbates the problems. They accuse you of not paying your rent, so be sure to photocopy those rent checks. If a resident contacts the HBC management office, they completely blow you off, saying "nobody here wants to speak with residents". Marina Landing and HBC is banking on the fact that they are a huge company, and you are not, so what are you going to do about it' Let's face it, legal fees are not fun for individuals, life partners, or families. This just proves that there needs to be more local government legislation passed to help control these out of control apartment management companies. I am actually receiving less service than is permitted by law though, so who knows if that is even the remedy for such a corrupt apartment management staff/company' I am sorry I am not able to provide the clear details of my hellish/nightmaric experience at Marina Landing Apartments, but I am still under lease here now, and the management and maintenance staff are very vengefull and mean. Hopefully you get the picture, and definitely rent elsewhere.

Please be very careful and accurately document EVERYTHING with pictures and witnesses when you move out. I lived there from 2005-2007 and when I moved out they charged me an additional $2,000 for cleaning and repairs. The apartment was cleaner than when I moved in, I had it professionally cleaned and carpets cleaned. They charged me for damage that was there at my move-in and some was documented on the move-in sheet. They said the carpet was ruined by my dog. The carpet cleaner told me the carpet was in good shape but wouldn't give a statement to my attorney because he knew the management. So I ended up with attorney fees and still having to pay HBC almost $1,000. They charged for dust on closet doors, a missed spot on shower door, dust on "top" of chandelier fixture, leaves on patio. It was an unbelievably horrible experience. And yes, behind their phony smiles, the management were horrible and HMC's "collection man" harrassed me at work with phone calls every 5 minutes because I was contesting the move out charges, until I had to hire an attorney. I would recommend moving asap.
