Mixed Experience

I was able to move into one of the two bedroom/two bathroom units at the top of the hill. The apartment floor plan was unique with a very large deck and an enormous amount of windows providing a good breeze into the unit. It was however unique in the community with only five other units with the same floor plan. Most units in the community don't get an adequate breeze with only windows on one wall in the unit. This can be a huge problem in the summer.

The apartment was quite expensive, but offered an incredible view, adequate storage and higher end appliances then most similar apartments. Linen closet is tiny, they seem to have a problem with adequate depth for some closets and cupboards. I am on a second floor unit with a total of three in the building. I hear the water running in the pipes when the tenants above me take a shower and can hear noises through the ceiling. The unit shakes when the tenant below me slams their door or closes it even remotely hard. Your experience will vary depending on your neighbors, I've had different neighbors above and below and have had different experiences with each.

The rent is high and if I had been able to relocate after the first year I might have. No attempt was made to retain me as a tenant. At the time, Boulder Creek was offering 2 months free rent for new tenants but I couldn't budge them above 1 month free for the same period. This made me decide that I wouldn't renew a second time even though I love the floorplan and view.

The biggest problem with the community is parking. On the top of the hill, there is not adequate parking. Now this isnt' completely due to staff's fault. A lot of people have 2 cars, and many can't fit their cars in their detached garages. The garages are adequetely long but very narrow. If you have a large vehicle, large doors, or have to put a child in a car seat, you can't park in your garage. Most people park in front of their garages (technically illegal) but there is no choice or alternative. The community is very serious about enforcing the handicap parking spots though, park there at night and you'll definitely get a ticket.

I've found that the rent for my unit has gone down over the last two years, I however have not seen any reduction in the rent, I've basically been grandfathered in at a higher rent and they are not about to change it. It is a big sticking point for me.

Management has changed completely (full staff turn over) three times since I've been here. It has been very inconsistent. The rent I was offered when I committed to when I signed originally was different, they raised the rent by $75 at the time I signed the lease. I was in no position to argue, I had to move in and they had me. I wasn't at the time informed about the water, sewage, and garbage charges for the unit but have since learned to look for it. It is very common in other comparable apartments.

Overall, I recommend the property if you enter with the correct expectations. 1) The rent is higher then a number of other places, but you do get better storage (in some units, mine was one of them) and you do have a unique floor plan if you get a large unit (2 bdrm ). 2) Parking is tight. If you only have one car or have a midsized car and no need to reach into your backseat, the garages will likely be ok for you. 3) Be careful about your sun exposure. Because many units have most windows on one wall, if the sun heats up your unit you're in trouble. The breeze for the apartment community comes from the North (to your right as you face up the hill). 4) If you work for Microsoft, they waive a number of fees. I was able to get just about everything waived (pet, deposit, etc.) My initial deposit was applied against my rent. Of course I did move in when the apartments were brand new.
