the landlord (Diane) entices you in with low rent ($675) but will progressively increase rent at every lease renewal period. after the first year, all the 'misc' fees will kick in.
also, although it says 'no smoking' in the building, tenants often ignore the rules.

The apartment owner, Diane, will offer really competitive lease agreements when you first sign on (ie $675/mo). Once you get settled after 1 year, she will increase you rent by $50 in six month increments. And in abiding by rental laws, she would disguise the rent increase in the utilities portion.
pros: quiet (if not facing the street) live-in landlord
cons: impossible to find parking on streets garage parking $30/mo utilities are artificially inflated smokers allowed in the building
