Heres an update:
Im still pleased with my experience at Avalon Park Vista.
I enjoy my friendly neighbors and the fact that the complex allows well-behaved dogs. Its difficult to find complexes that allow animals in Seattle. Theres a great area to run your pet in the back, and the fellow pet owners are generally respectful of one another.
The construction is relatively solid; we never heard a peep from our previous upstairs neighbors. Our newer neighbors can be heard walking and we even hear their dog barking regularly. Noise from ambulances, firetrucks, etc. is minimal with windows closed. However, during summer months when the windows have to be left open, its difficult to get a good night of sleep. I dont think this is a problem with the apartment, but a problem one faces living on a busy street. The apartments are so energy efficient that Ive barely used my heater, even in snowy weather!
I still maintain that the location is very desirable. Its a 10 or 15 minute walk to the Junction, where fun shops and restaurants litter California Avenue. Alki beach is just a couple of miles away. What I love most is that I can catch a bus downtown nearly every 15 minutes just down at the end of the block and be in downtown in 15 minutes. It takes me less time to drive downtown from here then it did when I lived on First Hill.
The litter in parking garages is not picked up often. The landscaping is bland and weeds are all over the back of the building. The common areas could really use a fresh coat of paint. The windows are gross - they have definitely not been cleaned since I have been a resident, and it looks more like they havent been cleaned in years. The security system is still a joke. It is startling and annoying if you arrive home late or get up in the middle of the night to take the dog out. The front door has not been closing properly for a week, so anyone can enter the building as they wish. It doesnt make me feel very secure that anyone could be wandering around the building. During our recent snow storm, the snow was not cleared from common areas in a timely manner. One of my neighbors was unable to get his vehicle from the parking garage, and I nearly didnt get mine out. It would have been nice to see the manager or owner take some initiative in having the snow cleared from the steep ramp.
I have still had very good luck in getting problems dealt with. The new manager seems very friendly generally responds to any complaints or concerns.
Overall, Im still impressed with my experience. I really enjoy the building and will consider renewing my lease. For the amount I pay in rent, I still feel that APV is a good value. Ill keep you posted should that view change.
