I have lived here 10 months and will most likely sign another year's lease when my current one expires. I am very pleased with my overall experience at Executive Estates. This is NOT a luxury community and is not advertised as such, so you should expect minor annoyances. For the price, this place is great!
Pros:
- Office staff has always been friendly.
- Nice, large capacity washers and dryers. Laundry room is large and well-maintained. I like using the laundry card instead of quarters.
- Great floorplan and very good value per square foot.
- Lots of windows in my apartment and they're all double-paned and look pretty new.
- Building seems to be well-insulated and wall-heaters work great in the winter.
- My unit has all newer appliances.
- Wonderful hallway walk-in closet in addition to bedroom walk-in closet.
- Secure balcony area.
- Excellent fitness room. I have not used the pool but it also looks nice.
- Never a problem to find parking.
- Maintenance requests have been responded to promptly.
- Common areas seem to be well maintained and I regularly see it being cleaned, vacuumed, etc.
- Have never seen any rats, etc.
- Very short walk to QFC, Starbucks, Blockbuster, Burger King, dry cleaners, cat vet, Pizza Hut....
- Bus lines along 15th to UW, Northgate, downtown, Montlake Terrace-- all running frequently.
- Easy I-5 access.
- I occasionally hear my side neighbors, but never any noise from below (I'm on 3rd floor).
- Water/sewer/garbage included.
- Ten months and never a power/phone/cable outage. I think the wiring here is improved and quite reliable.
- No mold issues.
Cons:
- My cold water is occasionally yellow for a minute.
- I have seen a few cars that have been broken into, and lighting in parking lot can be improved. However, burned out bulbs are replaced quickly and I see many people leave valuables in plain view in their car, so I'm not surprised their cars get broken into. Common sense, people! My boyfriend and I have nice cars and they have not been touched.
- Light traffic noise, and since 15th/145th are minor arterials, you will hear occasional sirens as emergency vehicles drive by.
- Pet deposit seemed steep, but that seems to be the norm in Seattle.
- I wish my bathroom was accessed from the hall and not the bedroom. It is weird for guests to go into your bedroom to use your bathroom. However, I don't have guests much.
- No DSL availability-- have to use Comcast for high speed (or I guess you could do satellite).
- Metal cabinets in the kitchen are ugly brown and make the kitchen look dated, but the appliances/counters/floor are nice.
- Hours posted on sign on office door ARE different than actual hours.
- Like most apartments, cable outlets and heaters are in impractical places.
- I had a minor plumbing issue under my kitchen sink-- PVC pipes not fitted correctly. I was able to fix myself.

FYI, yellow water means sediment/rust in the pipes. they're extremely old/outdated. my parents have that problem w/ their large bathroom. I know know to test the water fixtures when I tour any available apartments there in the future. thank you! your post was very helpful.
