NEW MANAGEMENT -- avoid this place like the Plague! Run away!

Equity Residential previously managed this property, and Elena was the manager when I rented in 11/06. Elena was great, and very helpful and responsive.

In 12/07, a month after I signed my new one-year lease, I got a notice on my door that effective immediately, a new management company was taking over. Since then, this place has been a miserable place to call home.

The new management is surly and poorly trained, minimally helpful. They're out to make a buck at their residents' expense, and putting new policies in place to that end. They're 'remodeling' the whole complex, putting in new appliances, painting and re-roofing the exterior, and generally doing what they can to attract new higher-paying residents, but the satisfaction of their existing residents is their lowest priority.

Existing residents' leases are not being renewed, and the management is not giving any advanced notice of their intent not to renew leases. One morning, I was awakened to banging on my door, and opened my door only to have a ladder fall inward with a man still on it! It was only then that I learned that the support beam outside my front door was being replaced, and that I would not be able to come or go from my unit all day. The workers assumed that management had notified us, but no such luck. I went out of town for a couple days, and came back to find the items on my deck rearranged, and today there were men putting ladders up to my bedroom window and another crawling around on my deck performing work on the siding. Again, no forewarning from management.

Maintenance on my unit is non-existent. The door to my deck storage is warped and broken, and the lock doesn't work. My dishwasher just quit working, but it's not scheduled for replacement until my lease is up in November. Two of the stairs leading up to my unit rock severely when I walk up them, but management doesn't seem to see why I have a problem with that. I've heard horror stories from my neighbors about their experiences with this new management and maintenance problems as well.

Incidentally, there's a couple living in the building across from mine that has loud, violent, physical disputes on about a monthly basis, involving visits from the local PD, and there are drug deals conducted in broad daylight on the property on a regular basis. Management has done nothing to address or inform residents about either of these issues.

I've looked into breaking my lease early, but management tells me that I would be responsible for the rent for the remainder of my lease plus a $1500 penalty and forfeiture of my deposits. No, this wasn't written into my original lease with Equity Residential, but there's an appropriately vague section of the standard lease that this new management company exploits to slip in new policies like this one.

All in all, I'd have to say I can't imagine a less respectful, more inconsiderate management company. DON'T RENT HERE!!

I too live at Newport Heights and find this reviewer's comments to be very accurate! I HATE living here! Not only are the walls and floors between units paper thin, but I was relocated to a "renovated" unit over another unit with chain-smokers so now I have nasty cigarette smoke seeping up through the vents in the bathroom and the smell lingers in my clothes and apartment! What good are new appliances, carpet and paint when the unit smells like an ashtray? And because I have allergies to smoke, I find staying in my own apartment intolerable and managements response is to move me back to my old unit! I signed a six month lease but I'm extremely unhappy at this apartment complex and urge every to avoid this place at all costs! And this is NOT a quiet place to live!: residents frequently throw noisy parties, especially over 3-day weekends and play stereos, tvs and video games at ungodly volumes! I've had confrontations with other residents over their noise levels after 10 PM and I've had to call the cops when one of the residents decided to get drunk on a Sunday night and play his music loudly! And although Newport Heights in close to Southcenter Mall, it is quite a distance from grocery and drugstores so take this all into account when looking for a place to rent! My advice: KEEP LOOKING! Do not get dazzled and distracted by the shiny surface of Newport Heights because that is ALL there is and you will regret signing your lease! Dig a little deeper and you will find many, many problems with living at Newport Heights!
