Hard to beat for price and location

First off, for the U-District, this is one of the best places you will find for your money. It is located barely more than a block north of campus and central between the Ave and University Village.
The buildings themselves are beginning to show their age. Windows frequently leak both air and water. Cabinets and appliances are obviously in need of renovation. The exteriors of the buildings are nothing special. The worst maintained part is the laundry, 4 washers and dryers for the 6 buildings, and you can count on having only 2 machines working at any time. The grounds are mostly concrete, although some areas have plantings that are largely unmaintained, but drainage is good and leaves are removed in the fall. All in all, most of the complaints about the buildings are cosmetic.
However, management is quick to respond to any maintenance request, including replacement of faulty locks or appliances within a week. Every year some things are renovated; perhaps new kitchen floors and new carpet or fresh paint on the walls. Management changed this fall, so it will be interesting to see what changes happen in the next few years.
Some floorplans have large living rooms and smaller bedrooms, while others have bigger bedrooms and small living rooms with balconies. None of the units have dishwashers or microwaves, although all of the living rooms and bedrooms have phone and cable jacks. Consider carefully which floorplan works best for your group! Some of the smaller bedrooms are too small to live out of, although all the rooms can fit a double bed and a full sized desk.
Overall, for the location and the price, a good option for students, but nothing spectacular.
