Seems like a deal but isn't worth the nightmare

Beware.
The location is great, the units look okay, but you will likely regret your move.
My problems began right away with ants invading my kitchen a few days after I moved in. I hadn't even unpacked.
For a while I thought that would be all, but then it rained, a seal broke, and a puddle drained into my first floor apartment. They were pretty good about getting someone here to fix it quickly, but the job was poorly done. To this day there is a bump in the carpet where the padding had to be replaced and there is a gap between the edge of the carpet and the molding. The same day of the flood I reported that my front window was leaking - that was in November, and it still leaks.
Perhaps I should mention that the person who lives loudly above me, ignoring common courtesy such as the quiet hours between 10pm and 8am, has a dishwasher that drains into my kitchen sink (yet another problem that has been ignored).
Further, parking can be difficult to come by. Some tenants park all their cars in the lot and there is at least one car that hasn't moved in months.
I do have to say that most of my neighbors are very friendly and considerate. There are just a few who lack respect and nothing is being done to build the quality this place could have.
The price might seem right, but I have never lived in a place with so many problems.
