i rented a great 2 bdrm 2 bath apartment over the last three years, and was pleasantly surprised at how well the building was maintained. what i witnessed was weekly cleaning of the lobbies (directly followed by many tenants dragging wet garbage thru the lobbies, and spitting gum onto the slate flooring). management cleaned that as well. it is an ongoing fight, if people will not be responsible for themselves. most tenants were/are professionals, some college-aged, some couples, several "vintage" persons, but all seemed happy, as well as myself. i moved because i bought a condo. but not because the building was poorly-run. i witnessed the struggles with security, the re-keying of the building because someone "lost" their keys with their purse, people broke-in, and took a car. the management reacted promptly by installing new locks on the garage doors making it impossible to open them without remotes, but the car that went out the garage was "let" out by a tenant coming in. these things cannot be prevented. if anything, the management used memos to keep us informed, posted pictures to see if tenants recognized culprits, and complained to an uncaring police system. crimes of property are not high on the priority list. the lobby was re-keyed away from the garages so that only tenants can enter, and a "just say NO" policy is emphasized to the tenants. i wish my new condo cared as much for my car and my propert, i find the door propped open every time there is a party upstairs.
let me say, there is usually one manager/or two, but upwards of 100 tenants - each has to help to make a "secure" building. Lighting, sinks, toilets, plants were always taken care of. And i got all of my deposits back, except carpet cleaning, because I WANTED THEM BACK, and cleaned my unit on the way out.
Villa Appia is a quality place to live, i wish i were back - no condo fees!!!
