Convenience with a side of noise

I agree with some of the other reviewers that the price is a bit high for the apartment and location.
I live in a studio, and though it is divided nicely, has a large bathroom, in-unit washer-dryer (a HUGE plus!), and decent kitchen with amenities, but it's basic and I don't believe it's worth $1000 a month.
And rents are increasing this summer.
The tenants are friendly and quiet.
Not sure why the architect made the courtyard entrance door made of iron - it bangs quite loudly.
I've had only one incident of late-night party noise.
But like others have said, the most noise comes from the sirens, and the 1504 Club across the street (a rehabilitation center) who like to blare R&B music at inconvenient hours, and occasionally engage in heated altercations.
But I've never felt like the neighborhood is unsafe, or have been afraid to walk the area.
It's got a lot of conveniences which makes it tolerable.
The whole Promenade where you have the choice of coffee, pizza, sandwiches, burritos, or chinese - plus groceries and dvd rentals.
Pratt Art Center and International District are just down the street.
Franz Bakery (OMG! You can literally smell the danish baking around 5pm! And they have an outlet store!) next door, public library a block away, Judkins Park to catch the bike path or play hoops, post office about 4 blocks away...
It's really hard to find housing with those diverse conveniences.
The staff has always been nice here.
Parking is $75 a month extra to use the garage, but it's a nice convenience.
It's very secure - access card needed.
Maintenance has always been good.
The "fitness room" isn't that great, but I believe there is a small independent gym a block away.
My water and electricity are cheap - about $40 a month total.
Rarely used the heater in the winter - decently insulated.
And no need for a/c.
The apartments are bright, which I like.
Dishwashers are cheap and noisy, but adequate.
Overall it's a great apartment and good for someone who works in the area, or doesn't have a vehicle.
But I'm seeing new studios in the city much larger, with stainless appliances for much less.
It will be hard for Welch Plaza to compete.
