The Wilsonian looks quaint from the outside and the lobby is nice. Living there is hellish. The hot water frequently does not work ( I mean on an almost weekly basis you will be taking an ICE cold shower)--The plumbing in the building is ancient and even after some "repairs" I was subjected to cold water torture on a frequent basis. And if the cold shower isn't enough, get ready to live in freezing cold temperatures, too because the heating system is...ancient, too. The heat only goes on when the manager decides to turn it on, and even then get ready for it to work half-assed. It's a real treat in the winter to live somewhere without hot water AND heating.

And if that weren't enough let me tell you some more things I hated.

1) it is EXTREMELY loud. The crazy yelling from homeless kids fighting and selling drugs echoes off the building and will keep you up all night.

2) the AVE where this building is located is extremely dangerous. I witnessed numerous fights, and received campus safety reports of shootings and stabbings all the time. Check out the crime report here: http://web1.seattle.gov/mnm/'tabId=3

3) the landlord Jamey is incredibly rude and heavy handed. Get ready to get treated like total crap. He's extremely manipulative, cannot be trusted, and get ready to have a sizable portion of your security deposit stolen from you. Also, he employs college kids as minions who will also treat you like crap.

4) the building is filled with really annoying and loud college kids. You would think that the old building would stop some of the noise but this is not the case. My ceiling would be thumping well into 4-5-6 am during long long parties.

5) there is no ventilation in the bathroom or kitchens and so get ready for some weird ass mold to form. Oh, and better clean that up before the landlord blames it on you....

The bottom line is that this place SUCKED. I would never live there. If you are a UW student, go to greenlake, fremont, or ravenna and bus in. Being close to school isn't worth it when you can't sleep, can't have hot water, your landlord sucks, and the apartment is REALLY overpriced.

Every time I see one of these reviews I feel so vindicated. Jaime is an ass, bottom line. He is everything you say an more. While I was there, he was treating the place like his own fiefdom, kicking out really good stable long term tenants and replacing them with rowdy college kids. It was all about the quick buck, and community be damned. The final straw for me was when he refused to move his hulking truck from the tenant loading spot, saying it was his real estate, and threatening me with eviction when I protested. I guess you have to point the finger at corporate headquarters because it was a family run operation until a couple years ago. & I guess they want a thug like Jaime to run the place, even if it means run it into the ground. Too bad, because I got to meet many of the older tenants before they left, long enough to find out it was quite the special place to live up until very recently, full of professors and artists and activists. Though, I always wondered why the Trotskyites in the office on the ground floor never said a word about the oppressive atmosphere there. Afraid of losing their business I suppose. Alas, nothing is sacred. Peace.
