Too frequent rent increases

Years at this apartment: 2005 - 2007
I have lived here for 2.5 yrs and I am finally getting out. Each time my 6 mo lease is up the new manangement jacks it up $15-30. But this time they raised it from 415 to 510! thats $95 and an absolute rip off! My carpet is older than when I moved in and never got it replaced like they promised. And they do upgrade the appliances, just once you move out.
There have been some landscaping and childrens play area added this year which was a needed change so the place didnt look so bad. But overall, the quality and high price do not match so it is not worth living here anymore. Before the rent constant rent raises I was a happy single mom living here.
