Where do I start at how much I HATE this place''' I actually stayed here 3 1/2 yrs, only b/c I was locked into a lease and then I was pregnant with my baby.

The management shifts ALL THE TIME!!! No matter who you deal with on "day one", it will be someone else in a few months.

First question asked was about the security; was assured that was definitely not a problem at wonderful Evergreen Park. Had my car broken into, my license plate stolen and replaced with a stolen plate, and my tire slashed. I guess I was luckier than my neighbors I talked to who had their cars flat out STOLEN!!! And our building was the one next to the managers' office.

They decided to switch the garbage policy halfway through my lease (w/ no notification, of course), so that we now had to take all of our trash to the very back of the complex, use our key to open the dumpster, and put it in. For this we were charged and extra $7.50 a month. So I would have to lug my garbage sacks into my car (always leaves a nice smell), drive to the back of the place (where no one EVER abides by the 20 mph rule, and I have actually witnessed a full on accident occur due to this), and hope that the trash bin wasn't either full, or the key frame wasn't frozen solid, so that my trash wasn't left out with everyone else's outside where I would slip on god knows what. Seriously.

I had a mouse in the apt. They set up these chintzy traps. Nothing happened. I was 6 mos. pregnant living in an apt filled with mouse crap EVERYWHERE. It was finally MY own trap that caught the critter.

They suck. Their management sucks. Their repair people suck. Their pools are atrocious, WHEN they are working. The tanning bed, when it is working, is a joke.

They send out this monthly letter about how they are a "community". Bwah hah hah. Kids play in trash. The grounds are covered with cigarette butts, old beer cans, and assorted other garbage. No, you won't see it near the front of the complex (and I should know, I lived directly across from the "Show Apt" up front). It's all in the back, and it's gross.

DO NOT RENT FROM HERE!!!!!!!!

And rightly so, I think. If you had to live in that filth with slum lord style management, you'd probably be bitter too. By telling her story, she is doing a service to other people out there who are trying to find a nice place to live.

Because it can be difficult to move, the property management companies know this and take advantage of market conditions, incomes, etc. They have your credit record, they know personal events in your life. They are in it to make money (this is America) I think people lose sight of the reason apartments exist first and foremost, to make money. The lady may have a legitmate gripe. I have worked with property management companies as a vendor, I belong the the Sacramento Rental Housing association. Like any industry they have their own agenda, their own secrets. Buyer (renter) beware.

It looks very nice from the outside and they allowed me to have my dog live there. Unfortunately I seemed to be one of the only people who abided by the on-leash policy. After a year I had started a school very near by and it was pure convenience that kept me there. I would have moved after the second year, had I not gotten pregnant. After I had the baby, I could not flee fast enough. The garbage, the drive-by shooting, the neighbor who put her stereo on boom right next to my kitchen wall, the neighbor who moved upstairs with his power tools, music at midnight, and loud sex with his girlfriend (not to mention the camper he parked next to my space yet never used - another no no in everyone's lease) which made it impossible for me to get into and out of my car, the teenagers jumping off the roof into the pool at night, the painters who entered my apt. without permission. And you wonder why I'm bitter???
