We had a positive experience at Evergreen Park. We moved here from Nebraska a year and a half ago, and the staff was very helpful getting our keys to us and working with us through the move. Over the 18 months, we did see a pretty high turnover in the office, but everyone was pretty friendly. The managers are very nice and easy to get along with.
We have 2 big dogs, one 60lbs and one over 100lbs. The only problem we really had was scaring kids with our big guy(even though he's a sweetie and would never hurt a fly - sorry kiddos....) The office staff were always helpful with any issues we had with the pups. The scooper bags were usually well stocked, and especially after the staff put out a notice about making sure EVERYONE picks up after their dogs. There are quite a few cats that roam around the complex, but I believe they all belong to someone, their owners just let them explore a LOT. Not so great for the cats or dogs in the area, but you can't control what others do with their pets. Unfortunately, that many cats does lead to some bug problems, but we just made sure to keep our dogs treated with frontline.
As for claims of high electric bills, I never saw a bill over $100. Now that may be a lot to some people, but in all honesty, we were running our wall heaters quite a bit and there was 3 feet of snow outside. The lowest bill I got was around 55 or 60 I believe. Wall heaters are really not efficient, but they are inexpensive to install, and lets face it, that is probably one of the reasons the apartments are the price they are. If you are looking for gas forced air, maybe you should be prepared to spend a little more. We had no problems with the clothes washer or dryer, they both worked well.
We rented a 2 bed, 2 bath and were relatively happy with the size, but again, if you are looking for 1200 square feet, be prepared to pay a little more. We honestly didn't ever use the pool or the hot tub, mostly because I am a teacher and I don't really like dealing with kids when I come home from school too. We did however use the exercise room, and found that helpful. There were some vandalism problems though, and the staff had to limit the hours quite a bit, which was a pain.
Parking can be a problem, but that was only because my husband would come home from work at 2:30, and have to park up front. There was always a space, but sometimes he had to walk a little bit. Most of the time though, we parked right across from our place.
As far as noise, most everyone was very respectful about living in an apartment and tried to keep it down. Our neighbors were all nice, and very easy going when asking or being asked to turn it down a little.
Grounds crew comes through every Monday, and the only problem can be other people not picking up after their pets. However, the staff has developed a way to cut down on residents being irresponsible, and it seemed to be helping.
Safety was never an issue for us.
Construction was again, good for the price.
Maintenance was usually very quick, even in snowstorms. We only had a few things happen, (disposal and dishwasher) and once we got the request in, they were there in a 24 hours. Mildew was an issue, but we were careful about cleaning and bleached the window edges to kill the mildew about every 6 months. We didn't notice any mold, black, green or otherwise.
All in all, we liked our time at Evergreen. The price was more than fair for what we got, and they not only let us have our dogs, but loved seeing our dogs as much as us. I honestly can't remember walking in to the office with our dogs and not having someone come ask us how we were doing and just wanting to give the dogs love. :)

Wait till you leave....lol. When you clean the place top to bottom and still get a $1000 cleaning bill.
My wonderful dog scratched a small 2x2 hole in the carpet and they used it as an excuse to bill me for the entire carpet replacement lol oh and flee fumigation when he had no flees and the pet deposit doesn't cover any of it.

ixholla is absolutely right. Assuming you're not really an Evergreen Park manager pretending to be a tenant in order to post a positive review, just wait until you move out. If you're not really a manager, they should be brutally sodomizing you on your deposit refund, and they'll even show you photos of how "horrible" the "mess" was you left behind, as a "justification" for welching on their promise -- even when you left it in a BETTER condition than THEY GAVE it to you when you moved in! Also, how have you enjoyed NO OUTGOING MAILBOX AT ALL while living there?

They charged me $550 after my deposit was taken to replace carpets and $150 for leaving garbage!!! I lived their for 18 months and I took pictures before I left. The so-called garbage fee was for a 2x4 in the water heater closet that was there when I moved in...wtf? your telling me that the grounds people who left that there in the first place is going to charge a tenant for a piece of wood that they will re-use and charge $150 for disposal. BS. This place was horrible. I wouldn't recommend it to someone that I don't like!!!

Ok - here is the low down on our move-out charges. We had some dropped because we lived there for 19 months. (18 or more is needed to get these dropped or reduced) I will show which ones got dropped by staring them
*Painting = $206.85
(We spackled the holes in the wall, but didn't paint them. I am told this is reasonable with the price of paint, but take the price as you will. This was dropped for us)
Cleaning = $118
(We were told they cleaned; windows, sinks and faucets, stove top and control panel, oven inside and out, tub and tile, toilet, and washer and dryer. Now, I know for a fact we cleaned to outside of washer and dryer, oven, and scrubbed down all the tub, sinks and fixtures. However, 118 is not bad, and there may be a part of the lease that states that they have to clean those things for safety reasons, who knows?)
Final utilities - $89.19
(2 months worth of Water/Sewage/Garbage)
*Blind and Drape Cleaning - $30.00
(Taken off charge list)
*Carpet Cleaning - $60.00
(Also taken off)
Stains in Carpet - $45.00
(We had dogs. We did our best to clean the carpet, but there were still some stains. Not an unreasonable charge)
Drip pans - $16.00
(These are impossible to clean. I tried for 30 minutes. I wish I had known they were just going to replace them.)
So like I said, because we lived there for over 18 months, we actually ended up getting $156.00 back of our deposit. Had we not lived there as long, we would have ended up owing them $140. Good thing I asked about the 18 month policy. Beth was awesome and got it fixed for us right away, I think they even overnighted the check to us, because it got here the same day as the incorrect invoice. So there you have it, a sum up of charges to finish out the review.
