I have lived here at EP for over two years and in all honesty it has some good points and some bad:
I first moved in to a two-bedroom upstairs unit in 2007, renewed my lease and was informed, when I asked, that my lease was actually a 13 month instead of 12 month and if I didnt stay the extra month I would have to pay the extra 2000 dollars for breaking the lease: I was requesting to move into a three-bedroom unit and the settlement was for me to pay a transfer fee and renew my lease but then the 500 dollar deposit I had paid was retained plus additional charges for the "mold" in the door frame to the sliding glass door...I spent 24 hours cleaning the apartment and they claimed they had to spend an additional 9 to finish the job plus they charged me nearly a 1000 for carpet replacement.
So here I am in my 3 bedroom, the same "mold" I was billed for is in this apartment, I haven't been in this unit for a full month yet. The dishwasher doesn't work, it is necessary to wash the dishes first and even then residue remains. The refridgerator was leaking when I moved in and the maintenance "guru" left me feeling as though I was somehow responsible. The Dryer requires 60 minutes to remove most of the moisture from the washed clothing. The plumbing is horrid: toilet runs continuously and I have to pay for water. Light switches do not work properly and I am left feeling as though I have to allow 24 hour access for a chance that something might be fixed.
Parking is horribly inadequate and children are allowed to play around the parked cars. I have noticed multiple damages to my vehicle to which management simply says sorry and insists there is nothing they can do about it.
I do not blame management for the poor parenting skills of some of the other tennants but feel management could be more proactive in providing more incentive to those parents to keep more control over their unruly children.
As a two-year loyal tennant whom always paid rent on time, sometimes early, I expected that at least I would be treated with some dignity and instead feel like I have been taken so I doubt I will renew my lease again and simply pray (with little optimism) that my deposit is not swallowed by greed'
I believe in keeping my promises, it would be nice if EP shared that philosophy....

Evergreen Park is owned by a conglomerate named "New Dominion" or something. And, of course, they're probably an LLC, so the owners are nicely Teflon-coated from much accountability.

I thought they were owned by Guardian Management LLC? Thats what the website says.

They are owned by Guardian now and have been since early 2008.
