I just moved out of Orchard Pointe after a nightmare of a lease. On move in I requested the apartment be cleaned as the kitchen was still filthy. I was told it was done, I signed the lease and entered the apartment to find it was not. I requested the lock on the sliding door be fixed after a couple of days the repair crew came in while I was gone and did nothing leaving me a note that it worked fine... it did not. The lease the must be signed is a complete rip off. The staff is friendly but completely unhelpful, you can tell they're used to dealing with irate tenants. They'll smile to your face but hold a dagger behind their backs.
I lived on the bottom floor and heard every conversation my upstairs neighbors had. The many children would run recklessly around the apartment complex. There is a 200 "holding" fee but trust me there are always open units because people are constantly moving out. Half of your 200 refund will be taken away as a carpet cleaning fee and the rest will be swindled away by their cleaning crew.
If only I had found this website prior to moving in I wouldn't have been so miserable. Please save yourself the hassle of dealing with these swine.

True story, what's with their maintenance saying "it works fine". I had this happen to me about 4 times. Took pictures. But your health/safety/comfort comes last.
