MH Will Not Return Your Security Deposit!

Just a warning to prospective tenants. I lived at Mission Hills for 3 years from '03 to '06. Overall in the first 2 years had generally a good experience, but the property manager was fired mid-summer of '06, and the office has been through at least 2 more property managers prior to me leaving. All office staff and maintenance were let go, and no one since then could address any maintenance issues. There was garbage and insects/rodents in the hallways, back and front doors do not close. General disrepair of property. Pool is completely dysfunctional (and probably not even safe to swim in I'd guess--I was afraid to try it).
I gave 60 days notice upon my lease expiring in August. Moved out 10/31. Left apartment spotless--even replaced the blinds myself. I had to pay $465 security to move in originally (even though the special at the
time was $99--my credit then did not allow me to take advantage of it). My original ('03) lease stated I paid $465 (yes, I still have the original copy). I received $39 back as a security deposit refund--the original $99 they "said" I paid 3 years ago (and who is around now in their office to prove anything'') less $60 which they say
is unpaid rent (another gross mathematical error on the last page of their accounting ledger). After speaking with a girl in the office, when I called to talk to the new property manager, she would NOT put me through. She told me, and I quote, "The property manager went over your account with the training coordinator, and it's right, there's nothing to discuss. See your attorney." So I filed a claim in small claims court (and by the way, you can sue for double the damages plus court costs in Wisconsin) and won!!! Go figure. Although they settled their original security deposit amount of $466 with me (which was not paid to me until AFTER they were served the papers), the court judgment still remains outstanding.
Oh, and in case you're wondering, a friend that currently lives in MH and was close to the old maintenance crew told me that at least 1/3 of their 271 units are vacant (I'm sure that number is alot higher--that
quote was from over a year ago). Need you wonder why' They'll let anyone live there now just because they need to fill their units and make some revenue. Good luck, and I sincerely hope you find another place to

I am glad you stuck up for yourself. The law is on your side if you take the right steps. I lived at Mission Hills for ten years and broke my lease. The first 5 years were great after that it became a dump. Managers that were theives and lazy. One manager rented to all her friends for free. Just remember the law is on your side. You can use your security deposit towards your last months rent.
