I am an attorney in Green Bay. I have been renting for about 10 years. I've had good landlords, bad landlords, and really bad ones. I have sued 4 of my last 5 landlords in a court of law. I have won every case I have brought. As bad landlords go, Brook Park takes the cake. The premises speak for themselves; cheap construction, thin walls, mediocre appliances. The buildings are cookie-cuter boxes. My main complaint is about the staff. They are rude, dismissive, unpleasant. They lie to you with impunity. They will not listen to you and speculate about any situation they are approached with. Every issue you might have will be decided in favor of the complex. If you are to live in monstrosity such the Brook Park apartments, the least you could ask for is a little compassion.

I was accused of throwing parties till 4 a.m. by the staff. The complaint came from a "reliable neighbor". The staff had "narrowed it down" and concluded that the noise must have been coming from my apartment. The staff went on to scold me like a 15 year old about how there are were other tenants who had lived at the complex for many years and they shouldn't have to endure my loud noise and parties late into the night. I explained that I go to bed at 10 p.m. because I often need to be in court the next morning. My explanations fell on deaf ears.

I moved out and my security deposit has been raped - for lack of a better word. The main problem with apartment complexes like this one is that an individual tenant has little or no recourse against them no matter what the complex does. I'm sure that I am not the only one this happens to at Brook Park. I also know that most people won't do anything about it. The standard procedure of nickel and diming is atrocious.

I write this in hopes that it convinces at least one soul to refrain from giving this complex a single dollar.

We have lived at BP three times. I am international consultant and entrepreneur and have lived in apartments in major cities in North America including Manhattan and Toronto. Let me note that there are only a limited # of apartment complexes in Green Bay and this is the best. Furthermore, if someone has sued the last 4 of 5 complexes that should tell you something about their 'chip on their shoulder' - and their general attitude as it is not likely that an attorney has been renting at 'fleabag' apartments. If using one's profession, as attorney, to complain and harass is a virtue in an officer of the court, I would be much surprised. There is a line that borders on abuse of the law and 4 in 5 is nothing to be proud of. Our multiple experiences with BP over several years are diametrically opposite of this single year tenant's - and, yes, I and my wife would be willing to testify in a court of law to this fact. Clearly,not everyone would be happy even in Heaven! Construction is about the same as other apartments a bit better than the cheap ones, soundproofing is better. Appliances are about the same as other apartments - if you want upgraded appliances, beyond normal apartment levels and still want apartment style living, you have to buy a condominium or move into one of BP's brand-new units with frontloading washer/dryers. Or, you can rent a true luxury apartment in a major city - and pay at least three times as much. A simple test of BP is to compare it to other complexes in the area and speak to one or more tenants who have lived here for MORE than one year. It is always sad when there is conflict but based on our experience and those of others this experience is anomalous. BP is not heaven and not a true luxury complex but it is also not $1700/mo. for a one bedroom, either! It is an invariant rule that you get what you pay for in life - I would be glad that a management cared about late night parties and noise and, indeed, cared about the complex as they do. I am surprised that a member of the professional class would have a problem with management's efforts to maintain a livable complex for all. I am also surprised that a lawyer has so much trouble communicating with BP's extremely friendly management - perhaps a lack of communication skills is more at the root of the 4 previous litigations in 5 complexes than the complex's being at fault. Harassing landlords on any pretext is no more edifying behaviour than landlords cheating tenants - we have lived here THREE times and have NEVER had our deposits 'raped' in any way, shape or form. BP certainly is fussy about vacating premises - why? Because they are fussy about what the NEXT tenant has to move into. Nothing wrong with that. I am not paid to write this, I do not, personally, know the owners of the complex and I am not personal friends of the management. But this posting is just, plain scurrilous.

I agree wholeheartedly with Pyrrhic. First of all, if one has sued 4 out of 5 landlords, it should say something about the tenant: either he/she has chosen abhorrent apartments or the tenant is rather pompous and overly and overtly demanding (and obnoxious). I lived here with my girlfriend from December 2004 until April 2008. Other than minor inconveniences such as a failing washing machine (which would happen whether it be in a home or apartment after several years), we had no complaints. The staff was accommodating, courteous, and understanding. The rent was reasonable given the private entrance, attached garage, and included services (i.e. snow plowing, garbage removal, lawn mowing, etc.). We paid $720 per month when we lived there. I now live in Sheboygan and pay $990.00 per month and have no private entrance, a shared underground garage, and the walls are paper thin. I never had a problem with hearing my neighbors or their dogs walking or running around at Brook Park. Here (at a complex that shall remain unnamed because the manager is a true professional), the rent does not include any utilities, unlike Brook Park, and I always know when my neighbors are awake and moving around. Believe me, if there was an apartment comparable to Brook Park in Sheboygan, we would be among the first to sign up for tenancy. I am now a police officer for a local municipality and value sleep and quiet more than I ever have. Working nights (from 11pm to 7am), I have to sleep during the day. I never had a problem at Brook Park, other than the sunlight; no noise, no neighbors being loud, etc. Our attorney neighbor sounds like he has no clue about community living and should just buy his own home with his attorney wages if he/she has such high standards. That way, there will be no one else to blame for the shortcomings that will inevitably come with any residence.

He is right on! Most folks don't have what it takes to go up against landlords, so they quietly accept whatever they say or do to you. At least this guy is not afraid to stand up against these folks. He is 100% on target with these folks. And when I read Maureen's "rebuttal" of one of the folks that complained....well that speaks for itself. The stuck pig and all that. I lived there and they are mediocre at best. Some of these folks have been paid to say what they do positively and I am sure that the staff make up a bunch to overcome the true negative responses. Rock on man. Keep going up against these landlords - it's times someone does! These folks are czar-like and this isn't Russia! I notice that most of the attacks to him are ad hominem, so that tells me that these folks can't address the real issues he states.

i totally agree with you...i have had constant issues since day 1. even after we did our move in evaluation where i was extremely thorough we were charged for all the problems that i had outlined when we moved in and no matter how much i tried to plead my case it was a waste. if you do not tell them all your personal business every time you change something new..they come up with all sorts of excuses for themselves so that they are NEVER in the wrong and they are always finding new ways to charge you money. if i had the resources i would so sue these people b/c they are the worst people to ever work with!!! DO NOT MOVE HERE!!!!
