Red Flags Should Go Up On Any Apartment Complex That Resorts To Dangling Carrots To Attract Tenants-Lowered Rent for Future Residents accompanied by Digital Cameras.....BEWARE!!!

Maintenance Staff-Great people, very professional, always willing to go above and beyond what is expected, very trustworthy. I had no problem allowing them access into the apartment in my absence. Bottomline, the maintenance staff are "salt of the earth type people/professionals! They make your living at Arbor Hills very tolerable.

Office Staff-Renee is always willing to assist residents and geniunely seems concerned about keeping residents happy. She is a true customer service professional. Conversely, Ron is very condescending and seems to think that he is better than the residents that he is expected to serve, which reflects in his interaction with them...which is why many residents do NOT come to the office for the free lunch offered at the beginning of the month.


Safety
This is not a safe community.....I have seen on several occassions drug dealing in the parking lot, people having sex in their vehicles, which was evident from the used condoms left on the parking lot grounds. Rocks and other debris are commonly left in the doorway to keep the door open, which allows anyone access into the building. The locks on the apartment door are NOT very secure,which is why many people opt for adding an additional lock on their door. Residents often get annoyed by people mistakingly ringing their bell, so they just grant carte blanch access into the building without even consider everyone's personal safety. Madison Police frequents this community regularly to deal with domestic violence type situations, personal property damage and theft.

This community is very noisy particularly on Friday nights leading into early Saturday morning. There are a lot of college students that reside at Arbor Hills and many of them are not very considerate of their neighbors. Some of them play their music loudly in the parking lot, block entrances in the parking lot, drive recklessly through the parking lot and etc. They have placed speed bumps in the lot, but many motorist still drive haphazardly without regard for the children boarding and exiting the schoolbus.

Building
The buildings have very poor ventilation which allows mold growth. The common areas, ie. the halls and laundry facilities are generally unkempt and the hallway smells, which is why they have strategically placed deordorizers in the hallways.. The cleaning staff that they utilize does not do a thorough job of cleaning the property. Trash is often found in the halls. There is water damage in many of the apartments, specifically the kitchen/bathroom area...ie. underneath the sink areas. Pest control is definitely a problem. The water is very hard and probably receives minute filtration.

Residents
It is not uncommon to see residents throwing garbage from their windows to the trash bins or leaving garbage by the door or along the outside stairs. Some of the children that reside are very demonstrative....throwing rocks at passing cars on the service road, at cars parked in parking lot. They have a tendency to curse out adults,who are unappreciative of their unruly conduct. In general,the children/masters of mischief that reside here seemed to be unsupervised and are left to their own devices.

Appliances: OLD....VERY OLD and not efficient!

As for the amenities:

Free lightbulb-Very convenient,but would be even nicer if they were energy efficient.

Postage Stamps-Nice convenience.

Deliveries-Office will sign for packages in your absence.

Vacuum Cleaner-Allowing residents the use of the vaccuum cleaner is another nice convenience.

Rolls of quarters-For those residents who do utilize coin operated laundry, this is a nice convenience also.

Office Equipment-You can send and receive faxes and make copies....all very nice.

With all that being said, I would never recommend Arbor Hills to anyone. If you are looking for reduced rents with fairly decent square footage and don't mind some of the other challenges, perhaps Arbor Hills is for you.
