Make it your last apartment choice

Living in an aparment under Goldleaf management is mostly terrible. I would suggest you try to find other location and only sign a contract with goldleaf if you cannot find other better location or apartment.

Firstly, the rent is rather costly because the building are newer than other building and the fact that it is pretty close to campus. I found that the size of the apartment is also smaller than those other apartment I checked. The management of Gold Leaf Development is also using the "early birds special" tactic. When I first view the apartment for the first time, I was quoted a certain price per month and after 2 weeks I went back to sign the contract I realized that the price has gone up by $20, costing me an extra $240 for the whole year rent. So, my advice to the renters, sign lease early before they start jacking the price up.

About the management, do not be fooled with their friendly staff when you first meet them or during the move-in day. They did that temporarily to get your contract. You will see a change in their attitude towards you after you have moved in. This can be seen the most during your move-out day, the day they care no longer about you even if you are moving to one of their other managed properties. I find it funny they have a slogan that said that their residents are number one when they definitely does not even care about their residents at all.

In the contract, they have a policy of entering the apartment for smoke detector check on a specific day every first week of every months. This is usually not done on that specified day, but some other day without any notice at all. Also, if you do not renew your contract by November 15, they will start showing your apartment to potential future renters and this will happens pretty often. I find this rather disturbing and unsafe as you are basically showing off the contents of your home to ousiders. I have had the experience of having the manager who shows my apartment forgot to lock the apartment door after showing it to people.

I do also have the experience of living in another location that Goldleaf managed, CasaBlanca. When I moved in there in August, I was promised a fix in the flooring and that does not happen soon. In October, they sent a notice saying that their maintenance teams are busy as it is "their busiest time of they year" and told me to be patient. I waited and at last the repair is done in mid June. That is like a 10 months wait and 2 months left to enjoy that new flooring.

I moved in Aug 2006 and they still haven't fixed my flooring. You might be lucky if it only took 10 months!
