I like this place because of the fabulous lakeview from my windows and the convenience offered by this neighborhood. By living here, you have easy access to the lake, fine dining restaurants, and a lot of things. Bus stop (15 and 30) is 1-min away. Supermarket, Starbucks, Kinko, Walgreen, Osco, Alterra are all in friendly walking distance.
In terms of value, compared with Landmark and some relatively new apartments owned by Mandel Group such as Lake Bluff, Franklin at East Point in this neighborhood, Prospect Tower is not expensive at all because heat and underground assigned parking are both included. Fitness center is a bonus too. You pay $700 to $800 for a 430 sq ft studio or $900 to $1200 for a 930 sq ft one-bedroom. You can't ask for too much about it. The rent wasn't changed last year, and they actually mark down the rent this year.
Why do they mark down the rent for such a good product' When all high-end rental apartments in this neighborhood raise their rent every year, the Tower doesn't follow. When all high-end apartments push their standard higher, the Tower is lag behind.
I like the first two to three years I stayed here. Managers are so helpful and so friendly. I don't need to mention the name because all of them are equally caring and nice persons. Most importantly, they would make sure the fine quality of living in this place such as taking control of noise and late night party. The carpet in the hallway was always clean, and the public area was very well-organized.
Then it comes to the downhill part. Management is the main issue. Managers are still helpful and caring, but the quality of management declines. This place is old actually, older than 45 years. It may be usual for people living in highrise to hear your neighbor walking upstair. I heard that all the time, and the manager told me the guy living upstair is less than 150 pounds. But the noise problem has no excuse.
The wall is not......(you know). Therefore, when the noise is not controlled, bad-behaved residents are happy. There are some notorious residents frequently making noise out of control, but the managers seemingly ignore the problem.
When I was still living there, I sometimes chatted with neighbors, and we all felt strange why managers couldn't do something. It turns out maybe the occupancy rather than quality dominates the ground in these 2 years. The public area is never as clean as before. Some bad kids scratch or draw things in the elevators. All in all, the discipline of this place is gone. However, the Towers's vacant units still go as fast as you can imagine.
I moved out in summer, following the steps of some long-stayed residents. I still like there very much, and the Tower is still a good bargain. However, if you can spend more money, you may want to live in a newer place.
