Great place to stay, but rent is skyrocketing

First of all, I live on the so-called 'ghetto' side of Rivershire (it's nothing of the sort). Just take that into consideration; I can only speak for the older half of Rivershire. I honestly think I would prefer them over the newer side.. they're cheaper, they feel more homey, and they aren't so crammed together.
Parking- Having a garage is great, they are narrow though. My only complaint is that during this most recent storm, the water knocked out power to my garage. This has happened in the past (during the winter) as well. Management promptly fixed this the first time, but not so this time. The garages are still usable with the emergency release key, just kind of a hassle. I find that my guests can usually find a visitors parking space, and when they can't there's ample street parking (just remember to call your car in, because the West Allis police will ticket you!). One of my neighbors had his car vandalized, but he's been here 5 years and this is the first time he's had a problem. I suspect some of the characters at Morgan Grove (just a fence-hop away) are responsible. Stay away from that place.
Noise- I rarely hear my neighbors and I'm in a lower unit. Their dog barks once in awhile but that's all I hear.
Grounds- They seem to be well-kept most of the time. The pool has been well-maintained the few times I've been there. Fitness room smells a bit funky, but it is a fitness room (it's also 24-hour and has a cable TV hooked up- nice if you work irregular hours).
Safety- I've never felt unsafe living here, I'm comfortable sitting out on my patio at night and relaxing. The characters at Morgan Grove are the only ones you need to worry about, but I've never had any run-ins with any of them. I know almost all of my neighbors and they're friendly.
Construction- Seems pretty stable to me, and I'm in an older unit. Nothing state-of-the-art by any means.
Maintenance- The maintenance staff has responded very quickly to most of my requests. The garage is the only delay I've experienced.
Staff- The staff is very friendly and helpful. They're a younger crew, but they seem to be on top of things
Overall- I've really enjoyed living here. Unfortunately, I was told rent for the next year would increase to between $840 and $860, which I can't afford since heat isn't included. Electric bills can be steep, and in general range from $70-$120/month. All in all, you could do much worse in the West Allis area.
Other- Washer/dryer don't work very well, dryer takes 2-3 cycles to dry completely, but it beats running to the laundromat. Heat works well, air conditioner works well if you use fans to spread the air into the bedrooms. I think the water smells kinda funny and it's a bit cloudy- use a Brita filter for your drinking water. Yes, the mosquitoes can be bad, but that's what happens when you have a nature reserve in your backyard. Personally I enjoy having Root River Parkway in my backyard; it's a nice place to bike/walk. Units have a breakfast bar between the kitchen and living room, which is handy and unique.
